This space can be provided in any location combinations <br /> per the following: <br /> RETAIL <br /> • A minimum of 5,000 sq ft of retail space is required on Parcel 1. <br /> • The primary retail locations are the intersection of Owens Drive and Willow Road, and the <br /> northeast corner of the Parcel 1 near the Iron Horse Trail pedestrian crossing. <br /> • Retail Space on Parcel 2, if provided, should be located at the corner of Gibraltar and Hacienda <br /> Drives <br /> LIVE /WORK <br /> • If not used for retail, the remaining Parcel 1 street -level building frontage along Owens is <br /> required to provide Live /Work space on the ground floor that could later be converted to retail <br /> or services assuming market conditions can support the additional commercial tenants. <br /> • 50% of the Gibraltar Drive building frontage is required to provide Live /Work or Retail space <br /> on the ground floor. <br /> Note -- If Parcel 3 develops as residential and /or mixed -use, then the same requirement for <br /> Gibraltar building frontage applies to that property as the Parcel 2. <br /> • 50% of the Gibraltar Drive building frontage is required to have Live /Work or Retail space on <br /> the ground floor. <br /> • Retail Space, if provided, should be located at the corner of Gibraltar and Hacienda Drives <br /> NOTE: Examples of retail and live /work configurations are shown in Part 3 Section C10. <br /> City of Pleasanton - 14 - STUDY SESSION: 12/16/2010 <br />
