<br />Pam Hardy represented Ponderosa Homes. She commented on the planning process and the <br />,- development of the current proposal. She presented the site plan and provided an overview of <br />the project components, including the access to the neighborhood components and trail access to <br />the Iron Horse Trail. <br /> <br />Pastor Mike Barris, 7478 Highland Oaks Drive, represented the Pleasanton Presbyterian Church. <br />Pastor Barris noted that many people will benefit from this project. He provided a presentation <br />regarding the church demographics, activities, and facilities. He noted that a number of other <br />organizations use the church facilities and the church is involved in numerous outreach efforts. <br />He advised that they are trying to create a new facility that will allow them to continue their <br />efforts. He thanked the Planning Commission for their consideration of this proposal. <br /> <br />Lew Dominy, Dominy and Associates Architects, presented a site plan ofthe proposed church <br />facility, noting the pedestrian access from other project components and the access to the Iron <br />Horse Trail. He provided an overview of the proposed landscaping, outdoor elements, and <br />parking lot capacity. Mr. Dominy referred to Condition #22 and clarified that the square footage <br />that was provided in a previous document is the net square-footage and does not include <br />hallways, storage, and mechanical areas, which is approximately 25% more in total square- <br />footage. Mr. Dominy commented on the language in Condition #26 and #27 referring to the <br />possibility to revoke the church's conditional use permit. He noted that the church wants to be a <br />good neighbor and they do not anticipate any problems. He advised that the normal procedure <br />would be to conduct a hearing to determine how to resolve a problem, should one arise. <br />Chairperson Mass advised that this is standard wording and clarified that there would be an <br />opportunity to resolve any problems through the public hearing process. <br /> <br />-- <br /> <br />In response to an inquiry from Commissioner Kameny, Mr. Dominy noted that it would be <br />possible to widen the pathway from the cul-de-sac to the Iron Horse Trail without losing any <br />parking spaces. In response to a question from Commissioner Arkin, Mr. Dominy noted that <br />there is a right-turn only exit onto Busch Road that would facility the flow oftraffic after <br />services. <br /> <br />Ms. Hardy described the modifications to the proposal which were made as a result ofthe <br />Planning Commission's work session. Discussion ensued regarding the lot mix in each of the <br />neighborhoods. Ms. Hardy noted that Ponderosa would like the whole house fan and electric <br />vehicle hook-up to be offered as options. She noted that with regard to staffs recommendation <br />for refining the EVA's, Ponderosa agrees with staffs exhibits in concept, but would like to work <br />with staff on this matter. She advised that for the Maple Leaf residences, Ponderosa will provide <br />new rear yard eight-foot fences with lattice and would provide the extension of side yard fences, <br />working with neighbors on a case-by-case basis. She further advised that Ponderosa will <br />demolish the masonry wall on the south side of Maple Leaf, but the removal of existing rear yard <br />fences would be the responsibility of individual property owners. <br /> <br />Mark Rutherford, architect, presented the floor plans, architectural details, and design elements <br />of the estate lots. <br /> <br />r <br /> <br />PLANNING COMMISSION MINUTES <br /> <br />July 24, 2002 <br /> <br />Page 5 <br />
