<br />.""- <br /> <br />In response to Commissioner Sullivan's question whether a service commitment had <br />been received from Wheels, Mr. Iserson replied that the City would support it, but the <br />dialogue had not been completed. <br /> <br />Peter Cohen, 1602 Martin Avenue, noted that he lived directly across from the site. He <br />noted that he had been involved with the project since 1996. He cautioned against any <br />major changes to the design, and added that it took a lot of adjustment to arrive at the <br />current design. He would not like to see a through connection between Mohr and Busch, <br />and expressed concern about the route between Mohr and El Charro. He believed that a <br />cul-de-sac was needed to calm traffic. <br /> <br />Mr. Cohen suggested coordinating the installation of the sewer line on Martin Avenue <br />with the major resurfacing of the street to follow within a year. He would like to see <br />Court F shortened, and Court 0 lengthened, and added that a through street would be a <br />deal-breaker. He would like to see a more even distribution of traffic, and believed that <br />Ponderosa Homes had an excellent approach to the project. <br /> <br />- <br /> <br />Rob Dondero, 1747 Nursery Way, noted that two issues were important to him: trust and <br />traffic. He noted that Ponderosa had developed their trust over time. He noted that he had <br />small children, and that traffic was a very important issue to him. He complimented how <br />Ponderosa developed the trust in the neighborhood. He added that he would like to see <br />the church in the neighborhood, and added that Ponderosa had extended their <br />neighborhood. <br /> <br />Angelo Madrigal, 1455 Maple Leaf Drive, noted that he was an original resident of <br />Charter Oak, and was very pleased with the manner in which Ponderosa handled the <br />issues. He noted that the residents received updates, as well as clear, well-written letters <br />and maps. He appreciated the fact that the Ponderosa representatives had been very <br />receptive to the residents, and believed that the plan was balanced and fair. He believed <br />that they dissipated the traffic as evenly as possible. He noted that Ponderosa had <br />changed his confidence in them, and recalled that the first encounter with Ponderosa <br />showed them to be intimidating and overwhelming. Over time, Ponderosa had gained the <br />neighbors' trust, and he liked and appreciated their efforts. He added that Ponderosa had <br />alleviated some of his fears, and offered to do critter abatement as well. In addition, they <br />would also wash their homes after construction, and build the new fences as well. He <br />believed that they were nice neighbors, and he supported their plan. <br /> <br />Albert Wiemkin, PO Box 969, noted that he had lived in Pleasanton since 1957. He <br />inquired why the low, medium, and high-density housing would be separated.
