PUD-13, Russell and Betty Moreira <br />Application for PUD (Planned Unit Development) development plan to approve a <br />2.22 acre site into four parcels located at 558 Sycamore Road. Zoning for the <br />property is PUD (Planned Unit Development) - A (Agriculture) and - LDR (Low <br />Density Residential) District. <br /> <br />Mr. Iserson summarized this staff report. Staff agreed with the goals of the Specific Plan <br />to maintain a lower density. The North Sycamore Specific Plan (NSSP), provided an <br />exception to the PUD-A lot size requirement of I-acre, allowing 0.75 acre lot size on this <br />property. However, the infrastructure reimbursement table in the NSSP indicates three <br />lots for the Moreira parcel, thereby causing some confusion with respect to the intent of <br />the NSSP for density on this lot. Because the site is relatively flat, not highly visible from <br />the street, and surrounded by similarly-sized lots, staff could support a division of this <br />property into four lots. Also, the total lot count in the North Sycamore Plan Area was 20 <br />lots less than what were originally planned. Staff could also see how there would be <br />expectations by neighbors for three lots on the property.
