RECOMMENDATION
1. Find that the proposed amendment to the zoning to adopt certain core
standards for residential development is consistent with the General Plan;
2. Introduce the attached draft ordinance (Attachment 1) approving Case PRZ-
58, adopting certain core development standards for residential development
of the three subject sites.
FINANCIAL STATEMENT
The City Council's action will have no financial impact. Any future development will pay
all required building permit and development fees, and will pay property taxes.
ENVIRONMENTAL DOCUMENTATION
On October 20, 2009, at the time the City Council was considering the previous
rezoning for these sites, it also approved a Negative Declaration, dated August 31,
2009, which determined that the project impacts, as they were known at the time, were
less than significant. Because the environmental setting has not changed since August
2009, and adopting the proposed core standards would not substantially change the
nature of the contemplated development, staff believes no additional environmental
analysis is required for this project.
PUBLIC NOTICE
Public hearing notices were sent to all property owners and tenants in the Hacienda
Business Park, and was published in The Valley Times. As of the writing of this report,
staff has received no verbal or written comments from the public.
Submitted Approved by:
I J
Brian Dolan Nelson Fialho
Director of Community Development City Manager
Attachments:
1. Draft City Council Ordinance for Case PRZ -58
2. Excerpt from the Minutes of the November 10, 2010 Planning Commission
Meeting
3.
