64. <br /> <br />Approval of the storm drainage system for the overall fire station development including <br />vegetative filter swales shall be subject to the review and approval of the City Engineer <br />before issuance of a building permit. <br /> <br />65. <br /> <br />Electric power distribution, gas distribution, communication service, cable television, and <br />any required alarm systems serving the fire station shall be installed underground in con- <br />duit. These details shall be shown on the building permit plan set to the satisfaction of <br />the Planning director prior to issuance of a building permit. <br /> <br />66. <br /> <br />Any damage to existing street improvements during construction on the subject property <br />shall be repaired to the satisfaction of the City Engineer at full expense to the project de- <br />veloper. This shall include slurry seal, overlay, or street reconstruction if deemed war- <br />ranted by the City Engineer. <br /> <br />67. <br /> <br />The project developer's contractor(s) shall obtain an encroachment permit from the City <br />Engineer prior to moving any construction equipment onto the site. <br /> <br />Urban Stormwater Runoff Requirements: <br /> <br />68. <br /> <br />The project developer shall modify the site to provide vegetative filter/bio-swale areas <br />with the following: <br /> <br />The vegetative filter/bio-swale shown on the site plan shall be connected to the <br />existing swale area paralleling the north side of Whispering Oaks Way at a loca- <br />tion to be determined by the Planning Director and the City Engineer before sub- <br />mittal of the building permit plan set. The final location of the vegetative ill- <br />ter/bio-swale shall be shown on the building permit plan set prior to issuance of a <br />building permit. <br /> <br />The parking/driveway areas shall be crowned in the middle so that storm water <br />drains towards the vegetative filter/bio-swale areas shown on the preliminary site <br />and landscape plans. <br /> <br />Co <br /> <br />The project developer is directed to the "Start at the Source" Design Guidance <br />Manual for Storm Water Protection", 1999 Edition, produced by B.A.S.M.A.A., <br />for the type of turf material to be planted, the slope of the turfed area, and the need <br />for subdrains in the vegetative filter/bio-swale areas. The final design of this area <br />shall be submitted to the City Engineer for review and approval before issuance of <br />an on-site permit and shall be shown on the final permit plan set. A maintenance <br />schedule shall be submitted to the City Engineer and to the Planning Director prior <br />to final inspection by the Planning Department.
