94
12. REPORTS OF THE CITY MANAGER
Item 12a
Report Regarding Diamond Estates Development in the County, Tract
6130. a 20 -Unit. single- Familv Residential Protect on a 9.97 Acre
Parcel Located Along the West Side of Foothill Road and South of
its Intersection with Castlewood Drive
Mr. Swift presented his report (SR 90:435) regarding the
matter.
Ms. Barbara McClure, a resident of 75 Castlewood Drive since
1956, stated that this proposal was a tract development and not in
keeping with the area. She added that since the property would
eventually be developed, she would prefer that it be a lower
density project with custom homes built on individual lots.
Mr. John Connolly, 9 Greens Lane in Castlewood Country Club,
a member of the Country Club for 30 years and a resident of the
area for 16 years, stated that the club members focused on the
$4 Million it would get which could be used for improvements and
did not realize that Mediterranean -style tract homes would be built
on the site. He indicated that the project would not conform to
the hillside along Foothill Road and the Castlewood area and that
the development should be sold as custom lots.
Mr. Jack Parelli, 539 Bunker Lane, stated that he built his
custom house 12 years ago and that the tract homes are not
appropriate for the area. He expressed concern about the safety of
having homes by a blind intersection where there have been numerous
accidents in the past.
Mr. Mert Van Dreser, a resident of 40 Castledown Road for
23 years and President of Castlewood Property Owners Association,
stated that the residents of the area have sent about 200 letters
to the County opposing the project. He mentioned that the
9.97 acre sites represents no real open space and that the tract
development is not appropriate for the area.
Mr. Bruce Gomes, 47 Bunker Lane, inquired if the development
meets all City codes and regulations and added that Council should
oppose the project.
Mr. Mercer said no. He explained that the project is not
within Pleasanton's City limits and that Council will take action
on the matter.
- 12 -
11 -6 -90
