ATTACHMENT 6 <br /> CONDITIONAL USE PERMIT FINDINGS <br /> 1. The proposed location of the conditional use is in accordance with the <br /> objectives of the zoning ordinance and the purpose of the district in which <br /> the site is located. <br /> • The proposed conditionally allowed uses will support the neighborhoods and <br /> nearby businesses and will provide a variety of goods and services available <br /> to the business park tenants and the residents of the nearby neighborhoods. <br /> • Staff believes that the Safeway grocery store and the other commercial uses <br /> will potentially reduce the cross -town trips to similar businesses. The <br /> conditions of approval provide to the City the appropriate controls to ensure <br /> that the use does not have any negative impacts on surrounding businesses. <br /> The use permit is, therefore, in accordance with the objectives of the zoning <br /> for this property. <br /> Therefore, staff believes that this finding can be made. <br /> 2. The proposed location of the conditional use and the conditions under <br /> which it would be operated or maintained will not be detrimental to the <br /> public health, safety, or welfare, or materially injurious to the properties of <br /> improvements in the vicinity. <br /> A sufficient quantity of parking is provided on -site to accommodate the <br /> parking demands for this use. As proposed and /or conditioned, staff feels <br /> that the proposed use will not be detrimental to the public health, safety, and <br /> welfare, nor will it pose a threat to surrounding properties or improvements. <br /> Therefore, staff believes that this finding can be made. <br /> 3. The proposed conditional use will comply with each of the applicable <br /> provisions of this chapter. <br /> The site's present PUD zoning designation conditionally permits a grocery <br /> store. As proposed and conditioned, the uses and drive - through lanes <br /> comply with all relevant sections of the Pleasanton Municipal Code. <br /> Therefore, staff believes that this finding can be made. <br />
