56. Based upon the storm drainage analysis required in Condition No. 47, subject to the <br /> review and approval by the City Engineer, the project applicant or developer shall be <br /> responsible for making any modification to the existing detention pond for any additional <br /> storage including any modifications of the existing outfall to allow sufficient capacity for <br /> stormwater treatment and hydromodification. <br /> 57. The site plan layout is conceptually acceptable at this time for Phase 1; the project <br /> applicant or developer shall provide calculations to show the stormwater treatment <br /> facilities are in conformance with the California Regional Water Quality Control Board, <br /> San Francisco Region, Municipal Regional Stormwater NPDES Permit, Order R2 -2009- <br /> 0074, NPDES Permit No. CAS612008, October 14, 2009. Said treatment facilities shall <br /> include the provisions for trash removal device(s) within the storm drain system. The <br /> site plan layout of stormwater treatment facilities for Phase 11 is not approved at this time, <br /> and shall be resubmitted with the Phase 1 stormwater treatment facilities plans. <br /> 58. The fire protection water main shall be private beyond the backflow prevention device. <br /> The fire protection system shall have an additional connection to the City water main in <br /> Valley Avenue to accommodate the Phase 11 improvements. The private on -site fire <br /> water system shall be approved by the Fire Marshall after reviewing the layout and <br /> calculations submitted by the project applicant or developer with the improvement plans. <br /> 59. With construction of Phase 11, the project applicant or developer shall provide an <br /> underground electrical service to the Caltrans sign located on the east side of 1 -680 <br /> southerly of the northbound 1- 680 /Bernal Avenue exit ramp and shall work with Caltrans <br /> to remove the existing overhead electrical service that presently crosses the freeway. <br /> The work shall be started with the Phase 11 construction and shall be completed prior to <br /> the acceptance of the Phase 11 improvements. An easement for the electrical service <br /> shall be dedicated to the electrical utility by separate instrument. <br /> 60. The project applicant or developer shall provide for cross easements in perpetuity for <br /> storm water (drainage), access, emergency vehicles, water, sewer, landscaping, and <br /> parking between Phase 1 and Phase 11. These easements shall be shown on the first <br /> parcel or subdivision map submitted for subdividing the property and shall be recorded <br /> concurrently with the sale of the property affected by these easements. <br /> 61. The existing 18 -inch storm drain stubbed to the property on Bernal Avenue shall be <br /> abandoned per City standard requirements unless otherwise approved by the City <br /> Engineer. <br /> 62. The project applicant or developer shall be responsible for paying applicable Zone 7 <br /> drainage fees minus all previous payments and credits. <br /> SPECIAL CONDITIONS OF APPROVAL <br /> Fire <br /> (Project applicant or developers are responsible for complying with all applicable Federal, State <br /> and City codes and regulations regardless of whether or not the requirements are part of this <br /> list. The following items are provided for the purpose of highlighting key requirements.) <br /> 63. All Phase 1 and Phase 11 construction shall conform to the requirements of the 2007 <br /> California Fire Code, City of Pleasanton Ordinance 1965. The project applicant or <br /> 19 <br />
