EXHIBIT A <br /> CONDITIONS OF APPROVAL <br /> PUD-84-17 <br /> <br /> 1. That the development be substantially as shown on the <br /> development plan dated January 4, 1985, Exhibit A, on file <br /> with the Planning Department. <br /> <br /> 2. That except as amended by this development plan, the uses and <br /> site standards for this project shall be those of the <br /> R-1-6500 District. <br /> <br /> 3. That no improvement activities including but not limited to <br /> grading, construction, tree removal or site preparation shall <br /> be initiated until all proper City permits have been <br /> obtained. <br /> <br /> 4. That the applicant be aware that no subdivision sales office <br /> may be located within 200 ft. of an occupied residence <br /> outside of the subdivision <br /> <br /> 5. That the Paseo Santa Cruz/Via de los Milagros public street <br /> improvements from the western boundary of this development to <br />l' the existing terminus at Camino Segura be constructed, by the <br /> developer to, or prior to the time of construction of the <br /> first unit within area A. <br /> <br /> 6. That the public street improvements for Paseo Santa Cruz from <br /> the western boundary of the development to Via de los Cerros <br /> and for Via de los Cerros from Paseo Santa Cruz to Camino <br /> Segura be constructed, by the developer, at, or prior to, the <br /> time of construction of the first unit within area B. <br /> <br /> 7. That the developer submit a proposed phasing plan for the <br /> final map units and utilities for this PUD with the <br /> subsequent tentative map submittal. <br /> <br /> 8. That any unfinished street improvements on Camino Segura from <br /> Via de los Cerros to Hansen Drive and any necessary lot <br /> grading between Camino Segura and the next parallel street to <br /> the west be completed by the developer with, or prior to, the <br /> construction of the latter street. <br /> <br /> 9. That any necessary lot grading for the parcel of land bounded <br /> by Hansen Drive, PUD-84-17, and Tract 3145 be completed by <br /> the developer with, or prior to, the constructin of "D" and <br /> "I" Streets. <br /> <br /> 10. That this development pay an in-lieu fee for its <br /> proportionate share of the proposed, future, traffic signal <br /> installation at the intersection of Hansen Drive and Valley <br /> Avenue.
