but the general consensus of those that attended the first two neighborhood meetings was that the
r building was too high. He stated that this is his major concern. He advised that he would
welcome and support a single-story building. Mr. Benevedes noted that a previous speaker was
not able to build a two-story house on his lot, and he feels that a two-story commercial building
which is located next door to virtually all single level houses should not be allowed. He noted
that a lot of work has been done to preserve the ridgeiine, but this building will take away
approximately 90% of his view of the ridge.

Mostafa Heravi, 305 Diamond Court, stated that he is concerned about views from the second
floor of the building that will look directly into their daughter's bedroom, noting that their
privacy will be violated. He commented that conceptually, the building looked fine, but it
doesn't really fit with the residential homes around it. He noted that he would prefer that the
building be much lower, and he would prefer looking at the roof, rather than having views into
his home. He advised that he wants to see very tall trees that would completely block the views
into his home, so that their safety is not jeopardized. He stated that he prefers the wrought iron
fencing.

r-

Ellen Olson, 301 Diamond Court, stated that they have watched the site being filled during the
past eight years, noting that a landscaping company has used the site for disposal during the last
six and one-half years. She noted that they have had concerns about what has been dumped on
the site, and are happy that this will be cleaned up. Ms. Olson reported that she and her husband
distributed an informative flyer on Sunday around the neighborhood. She noted that they had to
follow very strict guidelines with regard to color and height of their home. She said that it is not
a surprise that an office building is going to be built on this site, however they were surprised
that the proposal was for a two-story building. She noted that the building does not fit in with
the one story buildings on the north, east, and south of the site, and the staff report discusses the
Greenbriar neighborhood which is really about two blocks away. She stated that there was
earlier discussion about berming and landscaping along Diamond Court. She further stated that
generally the residents on Diamond Court prefer wrought iron fencing. She stated that her main
concern about the trash enclosure issue is that it be out of site, noting that if it is moved closer to
the building it would be seen from their view out their front window and their neighbor's second
story window. She advised that she would like further dialogue about berming and fencing.

Lee Sasak Watts, 329 Diamond Court, noted that she feels it is the responsibility of the Planning
Commission to maintain the guidelines that allow owners to develop their property, but at the
same time to protect the current property owners. She commented that Sunol Blvd. has been
called the gateway to Pleasanton. She further commented that a lot of time has been spent in the
planning for the proposed Kaiser property development so that it would be pleasing to the eye.
She stated that she has concerns about the proposed office building. She advised that she would
like to see a rendering of what she will see when she drives into Diamond Court or walks down
the street. She noted that the Diamond Court residences would like to see an artist rendering of
what the view from Diamond Court will really be, showing the berm and the trees in relationship
to the building. She noted that in the past Mr. Hirst has offered a good size berm and trees as a
buffer between Diamond Court and the building, and she feels that should become part of the
agreement. She advised that the neighbors that she has spoken to prefer a wrought iron fence.

,r'

PLANNING COMMISSION MINUTES

January 24, 2001

Page 6
