Engineer at full expense to the developer. This shall include slurry seal, <br /> overlay, or street reconstruction if deemed warranted by the City Engineer. <br /> 7. Phasing. Phase I— Infrastructure Improvements for the Staples Ranch Site. Prior <br /> to occupancy of any building on site: <br /> a. The stormwater flow control basin in the Neighborhood Park shall be <br /> constructed and operational as determined by the City Engineer. <br /> b. The Stoneridge Drive extension from Trevor Parkway to El Charro Road <br /> shall be constructed and operational, as determined by the City Engineer. <br /> c. The ACSPA shall replace the existing eight -inch water line in Staples Ranch <br /> Drive between Vermont place and the senior continuing care community site <br /> (PUD -68) site with a new 12 -inch water line. Prior to occupancy, the <br /> ACSPA shall reconnect all existing house water service connections along <br /> Staples Ranch Drive to this new water main. The location of the new line, <br /> and the timing of the connections shall be subject to the review and <br /> approval of the City Engineer. <br /> d. All public water and sewer lines loops on the PUD site shall be installed. All <br /> necessary public water and sewer line loops shall be installed as <br /> determined by the City Engineer. <br /> e. All emergency vehicle access (EVA) connection points shall have a knox <br /> box, as determined by the Fire Marshal. <br /> f. An access easement shall be provided to Zone 7 and the City of Pleasanton <br /> allowing for maintenance equipment to access the Arroyo Mocho. The <br /> easement shall be located generally as shown on Exhibit B for Case <br /> PUD -68 and shall be redesigned to be wide enough to accommodate the <br /> largest pieces of maintenance equipment anticipated to be used in the <br /> Arroyo Mocho. The applicant shall use AutoTurn or similar software <br /> approved by the City Engineer to determine how wide the easement should <br /> be. The final location, width, and design of the easement shall be subject <br /> to the review and approval of Zone 7 and the City Engineer. <br /> g. All street landscaping and public sidewalks required as part of the PUD. <br /> 8. Trash and Recycling Enclosures. All trash and recycling refuse shall be <br /> contained completely within the approved trash and recycling enclosure. The <br /> materials and color of the enclosure shall match the building and the gates shall <br /> be corrugated metal or solid wood. The design of the enclosure (all four sides) <br /> shall be shown on the plans submitted for issuance of building permits. The <br /> design and location of the trash and recycling enclosure shall be subject to the <br /> approval of the Director of Community Development, the Chief Building Official, <br /> and Fire Chief. Trash and recycling containers shall be stored within the <br /> Conditions of Approval /PUD -57 <br /> General Conditions <br /> 7 <br />
