b. The applicants shall post address numerals on the building so as to be <br /> plainly visible from all adjoining streets or driveways during both <br /> daylight and night time hours. <br /> c. Fire hydrants shall be required along the perimeter of the drive aisles <br /> and shall be spaced in a manner typical for commercial and residential <br /> development. The number and location of the hydrants shall be subject <br /> to the review and approval of the Fire Marshal. <br /> d. Industrial and Commercial Development. The following items will be <br /> provided prior to any construction above the foundation or slab. <br /> NOTE: Periodic inspections will be made for compliance. <br /> (i.) Site access shall be provided prior to any construction above the <br /> foundation or slab. Based on the Site Plan Approval the access <br /> shall be installed. <br /> (ii.) Emergency vehicle access shall be a minimum of 20 feet in width. <br /> A clear height free of obstructions (power, cable, telephone lines, <br /> tree limbs, etc.) shall be provided. This clearance shall be a <br /> minimum of 13 feet 6 inches. <br /> (iii.) Buildings or portions of buildings or facilities exceeding 30 feet <br /> (9144 mm) in height above the lowest level of fire department <br /> vehicle access shall be provided with approved fire apparatus <br /> access roads capable of accommodating fire department aerial <br /> apparatus. Fire apparatus access roads shall have a minimum <br /> unobstructed width of 26 feet in the immediate vicinity of any <br /> building or portion of building more than 30 feet (9144 mm) in <br /> height. At least one of the required access routes meeting this <br /> condition shall be located within a minimum of 15 feet (4572 mm) <br /> and a maximum of 30 feet (9144 mm) from the building, and shall <br /> be positioned parallel to one entire side of the building, or at least <br /> one of the access routes shall be as otherwise approved by the <br /> Fire Marshal. <br /> (iv.) Buildings or facilities exceeding 62,000 square feet of gross <br /> building area shall be provided with two separate and approved <br /> fire apparatus access roads. The roads shall be placed a distance <br /> apart equal to not less than one half of the length of the maximum <br /> overall diagonal dimension of the property or area to be served, <br /> measured in a straight line between accesses. <br /> (v.) If permanent access or site paving is not provided, the carrying <br /> capacity of the emergency vehicle access shall be 69,000 pounds <br /> under all weather conditions. <br /> (vi.) Site staging area(s) shall be provided for materials and <br /> equipment. All staging areas shall be outside of the emergency <br /> vehicle access route shown on the approved plans. <br /> Conditions of Approval /PUD -68 <br /> Appendix Conditions 28 <br />
