k. Site directional signage meeting the requirements of Title 24 California <br /> Building Code Chapter 11B and the Americans with Disabilities Act 28 <br /> CFR Part 36 shall be provided from the public way to the entrance of <br /> the building or facility along an accessible route of travel. <br /> I. The site shall provide an accessible path to all business activity areas <br /> and common areas as determined by the Building and Safety Division. <br /> m. All accessible parking stalls shall be located on the shortest accessible <br /> route of travel from the adjacent parking to the accessible entrance. At <br /> least one in every eight accessible spaces must be van accessible, <br /> with proper signage and striping, and the access aisle shall be located <br /> on the passenger side of the stall. See Title 24 California Building <br /> Code Chapter 11B. <br /> n. All existing wells on the site shall be removed or sealed, filled and <br /> abandoned pursuant to Alameda County Ordinance 73 -68, prior to the <br /> start of grading operations unless Zone 7 retains specific wells for <br /> observation wells, or special approval is obtained from Zone 7 and the <br /> City Engineer for use of an existing well for landscape irrigation. If an <br /> existing well is retained for this purpose: <br /> (i.) The building developer shall install backflow devices to prevent <br /> the cross contamination of the domestic, City water supply by the <br /> landscape well. <br /> (ii.) A certified Backflow Inspector shall inspect the well and backflow <br /> devices annually and shall submit a report the City Engineer for <br /> review and acceptance. <br /> o. Prior to the start of grading, all existing septic tanks or holding tanks <br /> shall be removed or sealed, filled, and abandoned, pursuant to the <br /> requirements of the Alameda County Department of Health Services. <br /> 9. Stormwater Design Requirements. The project shall comply with the <br /> NPDES permit applicable at the time of building permit issuance. The <br /> following requirements shall be incorporated into the project: <br /> a. The project developer shall submit a final grading and drainage plan <br /> prepared by a licensed civil engineer depicting all final grades and on- <br /> site drainage control measures including bioswales. Irrigated <br /> bioswales shall be redesigned as needed to the satisfaction of the City <br /> Engineer to optimize the amount of the stormwater running off the <br /> paved surface that enters the bioswale at its most upstream end. This <br /> plan shall be subject to the review and approval of the City Engineer <br /> prior to the issuance of any building permits. <br /> Conditions of Approval /PUD -68 <br /> Appendix Conditions 23 <br />
