EXHIBIT "B" <br /> <br /> Conditions of Approval <br /> PUD-84-5 <br /> <br />1. That the development shall be subject to all conditions of <br /> approval contained in Planning Commission Resolution No. <br /> 2510, made a part of this case by reference. <br /> <br />2. That approval of this case is subject to the approval of case <br /> GP-84-7, and any conditions which may be attached thereto by <br /> the City Council. <br /> <br /> 3. That all dwelling units in the development shall be <br /> constructed to meet the latest PG&E energy conservation home <br /> 'standards. <br /> <br /> 4. That the following water conserving plumbing fixtures be <br /> installed: <br /> <br /> a. low flush water closets <br /> b. shower flow control heads <br /> c. aerators in interior faucets <br /> d. insulation of hot water lines <br /> <br /> 5. That the development shall meet all requirements of the <br /> Pleasanton Fire Code. <br /> <br /> 6. That all building and/or structures must comply with all <br /> codes and ordinances in effect at the time required permits <br /> are issued by the Building Department. <br /> <br /> 7. That the site be kept free of fire hazards from the start of <br /> construction to final inspection, and that the Fire <br /> Department emergency number be provided adjacent to all <br /> telephones on the site. <br /> <br /> 8. That the developer pay any and all fees that the property is <br /> subject to. <br /> <br /> 9. That the cul-de-sac shown adjacent to Lots 24-25 be <br /> eliminated thereby reducing by one lot, and establishing a <br /> total of 215 units maximum for the project. <br /> <br /> 10. That Condition No. 39 of Resolution No. 2510 be amended to <br /> read as follows: <br /> That approval of the storm drainage system be withheld <br /> pending final design and until the developer has demonstrated <br /> to the satisfaction of the City Engineer that the system is <br /> adequate, connects to an approved point of discharge, meets <br /> any and all applicable requirements of the Alameda County <br /> Flood Control District - Zone 7, meets any and all applicable <br /> requirements of the Federal Emergency Management Flood Hazard <br /> Program, and meets the immediate and long-range requirements <br /> <br /> - 1 - <br /> <br /> <br />
