BACKGROUND <br /> This is an application by Pleasanton Gateway, L.L.C., to extend its Development <br /> Agreement with the City of Pleasanton for an additional seven years for its eight <br /> building office development totaling 745,000 square feet on a 39.22 -acre site on the <br /> southwest corner of Bernal Avenue and Valley Avenue, between Valley Avenue and <br /> 1 -680. <br /> In August 2000, the City Council approved the Bernal Property Specific Plan, PUD <br /> Development Plan, and a Pre Annexation Development Agreement for the overall <br /> 516 -acre Bernal Property. At that time, the Bernal Property was not within the City of <br /> Pleasanton; it is now annexed. For this reason, the Pre Annexation Development <br /> Agreement is now referred to as a "Development Agreement." <br /> SUBJECT PROPERTY AND SURROUNDING AREA <br /> The Pleasanton Gateway property is a flat, vacant site with its primary frontage and <br /> orientation towards Bernal Avenue and Valley Avenue. Surrounding land uses are <br /> described in the table below: <br /> Direction Land Use <br /> North Office and commercial uses <br /> East Self -serve gasoline station with convenience market and <br /> carwash, vacant land, apartments, public park, and <br /> small -lot single family homes. <br /> South Bernal Property community park site and bio- retention <br /> ponds. <br /> West 1 -680 and the Bernal Avenue off -rams. <br /> The Pleasanton Gateway property is designated by the Pleasanton General Plan for <br /> Retail /Highway /Service Commercial /Business and Professional Offices land uses and <br /> by the Bernal Property Specific Plan for Commercial /Office land uses. It is zoned PUD <br /> C (Planned Unit Development Commercial). <br /> PLANNING COMMISSION HEARING <br /> The Planning Commission reviewed the Development Agreement extension and <br /> supporting materials at its public hearing held on May 12, 2010. Attachment 3 is the <br /> minutes of the meeting. Mr. Scott Trobbe, representing Pleasanton Gateway, L.L.C., <br /> was present at the meeting and spoke in favor of the proposal and answered questions. <br /> There was no other public testimony. <br /> 2 <br />
