25. The CC &R's for the project shall prohibit the parking of boats, campers, recreational <br />vehicles, motor homes, and trailers on all lots. <br />26. A disclosure shall advise property owners of private water main with the roadway and <br />maintenance responsibilities. <br />27. The recorded deed of sale for all lots covered by this PUD Development Plan approval <br />shall include the following: <br />a. A disclosure indicating the presence of the subdrains and cleanouts and that it is <br />the responsibility of the homeowner to relocate the subdrains if encountered during <br />the excavation of a pool or other subsurface structure. Any relocated subdrains <br />shall be mapped and submitted to the City for review and approval prior to <br />relocation to determine the effect, if any, on site stability. <br />b A disclosure shall advise property owners of the need for a peer review by the <br />GHAD geotechnical engineers of any improvements that could adversely impact <br />slope stability, subsurface drainage systems or erosion control such as retaining <br />walls, swimming pools or other underground structures and a peer review <br />additionally, permits are required for this work by the City of Pleasanton. <br />A disclosure indicating that the property owners need for a peer review by the <br />GHAD geotechnical engineers of any improvements that could adversely impact <br />slope stability, subsurface drainage systems or erosion control such as retaining <br />walls, swimming pools or other underground structures Additionally, building <br />permits are required for this work by the City of Pleasanton and will require a peer <br />review by GHAD geotechnical engineer <br />c. A disclosure indicating that the sanitary sewer gravity main are private and shall be <br />maintained by the MA. The sanitary force main, and pump stations, if required, <br />serving Lots 3 and 4 are private utilities and shall be maintained by the individual <br />property owners. <br />d. A disclosure that the storm drain system and water lines are to be maintained by <br />the MA or, where applicable, by the private lot owner. <br />e. The following disclosure that: <br />"You are hereby advised that this property is zoned for the day -time activity <br />relating to the grazing of livestock to control native grassland and scrub. Some <br />of the impacts associated with this use include, but are not limited to, noise, <br />odor, dust, refuse, waste, unsightliness, use of equipment, and traffic. This <br />activity conducted in accordance with good practice and maintenance is not <br />deemed by the City of Pleasanton to be a nuisance." <br />f. A disclosure stating that none of the properties of this development are covered by <br />solar access easements for photovoltaic panels and /or similar equipment, and that <br />the proposed location /existence of photovoltaic panels, etc., on adjacent properties <br />shall not be factored into the City's review /approval of primary and accessory <br />structures including height and location or new /existing landscaping including plant <br />species, height, and location. <br />A disclosure indicating that the storm water treatment areas within recorded <br />easements and the hydro- modification management areas within recorded <br />g <br />7 <br />
