g <br />The approved building materials and colors for each home shall be stated on the <br />building permit plans in conformance to the design guidelines to the satisfaction of <br />the Planning Division. Substitutions shall not be allowed unless otherwise approved <br />by the Planning Division. <br />h. The electrical plans for these homes shall provide telecommunications infrastructure <br />consistent with state -of- the -art methods, e.g., cabling for DSL, broadband, or <br />wireless service, wiring for total room access, etc., in effect at the time that building <br />permit(s) are issued. The plan shall be part of the building permit plan set. <br />These conditions shall appear in the design guidelines and shall have the full force <br />and effect of the PUD development plan and shall be implemented by the <br />individual lot owner and their designees as conditions to the subject property. <br />37. The applicant shall provide designs for access gates and fencing for review and <br />approval by the Director of Community Development. <br />38. The landscape design guidelines shall be amended to include the following: <br />a. The applicant shall provide root control barriers and four inch perforated pipes for <br />trees in planting areas less than ten -feet in width, as determined necessary by the <br />Planning Division at the time of review of the final landscape plans. <br />b. Within 1 year of occupancy, all new landscaping shall be installed. <br />c. No property line fencing of any type is allowed. Six -foot tall open fencing only may <br />be installed on the perimeter of the building envelope areas, including split -rail style <br />or wrought -iron style fencing. Limited solid fencing is allowed as privacy fencing <br />only for private courtyards or spas. <br />d. The project shall comply with the State of California's Model Water Efficient <br />Landscape Ordinance. A licensed landscape architect shall verify the project's <br />compliance with the ordinance prior to the issuance of a building permit and prior to <br />final inspection. The verification shall be provided to the Planning Division. <br />e. Delete references to vineyards. <br />These conditions shall appear in the design guidelines and shall have the full force and <br />effect of the PUD development plan and shall be implemented by the individual lot owner <br />and their designees as conditions to the subject property. <br />39. The review and approval of the Yee Development homes shall conform to the design <br />review procedures set forth by Section 18.20, Design Review, of the Pleasanton <br />Municipal Code with the following exceptions: <br />a. Computer generated and professionally rendered view analyses shall be submitted <br />with the design application for the review and approval of the Zoning Administrator. <br />The number and location of the views shall be determined by the Planning Division <br />based on the site's location, surroundings, and terrain. At the discretion of the <br />Planning Division, a full -size wire -frame model of the structure, installed on the site <br />under the supervision of civil engineer or land surveyor, may be substituted for the <br />view analyses. <br />12 <br />
