A bicycle lane will be constructed in two sections on <br /> the site's Foothill Road frontage. <br /> Site Design The proposed homes are restricted to four relatively small building <br /> envelopes, distributed over the property and separated from each other and from <br /> existing homes and developments by large areas that will remain in a natural <br /> condition. The locations complement the natural appearance of the open space <br /> areas and will preserve the existing views of Pleasanton ridge from Foothill Road <br /> and from 1 -680. The open space areas between the building envelopes will be <br /> privately owned and will be preserved as permanent open space in perpetuity with <br /> deed restrictions. <br /> Building Design The proposed home designs will be controlled by design <br /> guidelines with grading, landscaping, and building design and massing controls. <br /> The purpose of the guidelines is to "nestle" the homes into their surroundings <br /> thereby reducing their appearance and visual massing, to preserve existing trees <br /> which contribute to the site's visual character, and to maintain the open character <br /> of the property. Development of the building envelopes will be subject to site <br /> specific design review applications with the Planning Commission and City Council <br /> notified of the action. <br /> Green Building Measures The proposed project is conditioned to achieve 100 <br /> green points. <br /> Growth Management Allocations Development of this property would fall <br /> under the "First- Come First Serve" category of the City's Growth Management <br /> program. <br /> Fire Management The emphasis of the fire management plan is to control the <br /> potential ignition sources of wildland fires; to prevent a "ladder fuel situation" <br /> where a fire can "climb" from grassland to low shrubs /scrub to low- hanging tree <br /> canopies and then to the home; to maintain existing trees and tree groupings; to <br /> allow new trees and tree groupings to buffer /screen the visibility of the new homes <br /> on these sites, if necessary. The application of these standards may restrict the <br /> scope of the future proposed designs. It is for this reason that staff intends to <br /> incorporate the details and standards of the fire management plan with the <br /> building and landscape guidelines for a comprehensive integrated document. <br /> Residential Fire Sprinkler Systems All new buildings will include residential <br /> fire sprinkler systems. <br /> Geotechnical /Alquist Priolo Earthquake Fault Zone The Alquist Priolo <br /> Earthquake Fault Zone for the Calaveras fault traverses the lower portion of Lots <br /> 1, 2, and 4. The site was analyzed by the applicants' consultant, Engeo, Inc., with <br /> their findings peer- reviewed by Cotton Shires and Associates under supervision by <br /> the City Engineer. Engeo's analyses determined that the site will support the <br /> proposed development in its proposed configuration with standard engineering <br /> practices, and established a geotechnical building setback line that is shown on <br /> the development plan. <br /> Page 10 of 16 <br />
