EXttIBIT "A" <br /> <br /> Case PUD-81-30-1M <br /> <br />1. That the development be substantially as shown in the <br /> development plan, Exhibit A, dated March 15, 1984 on file <br /> with the Planning Division. <br /> <br />2. That all conditions of Ordinance No. 1109 shall remain in <br /> full force and effect and shall apply to all properties <br /> within the area governed by case PUD-81-30-1M. <br /> <br />3. That no more than 7,325,000 sq. ft. of gross building <br /> area shall be constructed in Phase I of the Hacienda <br /> Business Park. <br /> <br />4. That the extension of Stoneridge Drive from West Las <br /> Positas Boulevard to Santa Rita Road shall be constructed <br /> at no cost to the City by the developers of the Hacienda <br /> Business Park and by the North Pleasanton Improvement District. <br /> These improvements shall include all necessary signalization <br /> on the S~oneridge Drive extension at its intersections with <br /> West Las Positas Boulevard and with Santa Rita Road. The <br /> extension shall include all noise attenuation facilities <br /> necessary to protect adjoining land uses from noise impacts <br /> generated by use of the street. These impacts should be <br /> attenuated per City standards. The funding of these facilities <br /> shall be borne completely by the developer and/or the North <br /> Pleasanton Improvement District. <br /> <br /> 5. That the design of the extension of Stoneridge Drive shall <br /> be to the satisfaction of the City Engineer and shall be <br /> based upon future traffic, circulation and engineering <br /> studies needed to determine its exact location, width, and <br /> geometrics. The design is to include the extension of the <br /> relief sewer to Santa Rita Road. <br /> <br /> 6o That full cost of the pedestrian bridge across the Arroyo <br /> Mocho shown on the development plan if it is found to be <br /> necessary for proper pedestrian and bicycle circulation <br /> within the area, ~hali be borne by the developers of the <br /> Hacienda Business Park and/or the North Pleasanton Improve- <br /> ment District. <br /> <br /> 7. That the portion of Owens Drive from Hopyard Road to Chabot <br /> Drive be included in the street lighting and landscape <br /> maintenance agreement. <br /> <br /> 8. That vehicular access to the 5.7 acre site be limited to one <br /> point of ingress-egress on HoDyard Road and one on Owens <br /> Drive, if any. <br /> <br /> 9. That no building permit be issued for development on any <br /> parcel on the 5.7 acre site fronting on Owens Drive until the <br /> reconstruction of HoDyard Road and Owens Drive is completed. <br /> <br /> /// <br /> <br /> <br />
