CONDITIONS OF APPROVAL CASE PUD- 84-1 1. That the development be substantially as shown on the development plan, Exhibit A for PUP-84-1, on file with the Planning Division. 2. That prior to the filing of a final map on the property, CC&Rs shall be approved by the City Attorney; these CC&Rs shall provide for a property owners association with sufficient power to manage all commonly owned areas. The City shall be named as third party beneficiary of said CC&Rs and shall be granted the Dower to enforce its pro- visions if the property owners association fails to do so. 3. That the development plan be subseantially as shown on the site plan, elevations and landscape plan, Exhibit A, dated 1/13/84 on file with the Planning Division, except that all plywood siding be virtically grooved only or as otherwise agreed to between the Planning Staff and developer. 4. That [~he development shall meet all requirements of the Ple~lsanton Fire Departmen't. 5. That the location of any pad mounted transformers shall be subja~ct tO approval by the Planning Division prior to issuance of a building permit. Generally speaking~ such transformers shall not be located between-any' street and the front of a' building. ~ - 6. That the project shall meet all requirements %of the Pleasanton Security Code and -the developer shall provide plans as specified by the Crime Prevention Bureau of the Pleasanton Police Department. ~ 7. That a ~omplete soils study of the subject site shall, be performed prior to issuance of a building permit and- that all recommendations of that study shall be followed in development of 'the site. 8. That the deve,lopment shall meet all parking requirements of the Ordinance Code of the City of Pleasanton. ~ 9. That the colo.~:s of the structures shall be submitted to the PlanninU D.[vi~;ion for approval prior to issuance of a build.in9 permih. |
