The primary entry to the dwelling unit shall be on an accessible route unless <br /> exempted by site impracticality tests in Section 1150A. <br /> All rooms or spaces located on the primary entry level shall be served by an <br /> accessible route and shall comply with the provisions in Division IV. Rooms and <br /> spaces located on the primary entry level and subject to this chapter may include but <br /> are not limited to kitchens, powder rooms, bathrooms, living rooms, bedrooms, or <br /> hallways. <br /> Common use areas covered by this section shall be accessible as required by this <br /> chapter. Public use areas as defined in Chapter 2, Chapter 11A, and Chapter 11B of <br /> this code are subject to provisions of the Division of the State Architect (DSA -AC) <br /> and are referenced in Section 109.1.1. <br /> At least one closet shall have at least a 32 -inch net opening, and adjustable rods and <br /> shelving. <br /> All receptacle outlets, lighting controls and environmental controls throughout the unit <br /> must comply with the reach ranges specified California Building Code Section <br /> 1136A. <br /> In addition, Section 1104A.1 specifies that the 10 remaining ground -floor units shall be <br /> ADA adaptable and located on an accessible route. <br /> 7. The following requirements for all ground -floor units are based upon augmenting the <br /> accessible requirements of Chapter 11A with the Universal Design requirements in the <br /> adaptable ground -floor units: <br /> The accessible primary entrance requirement at all ground floor entrances require <br /> that level landings (less than 2% grade in any direction) outside the units are at the <br /> same height as the interior floor level, and the door thresholds are no more than one <br /> half inch in total height. <br /> The units shall have 24 inches of strike -side clearance on the swing side of the <br /> entrance doors. <br /> The required second exterior door (to patios) must open to provide a 32 -inch net <br /> clear opening. <br /> All interior doorways should provide a minimum clear width of 34- inches. <br /> All receptacle outlets, lighting controls and environmental controls throughout the unit <br /> must comply with the reach ranges specified California Building Code Section <br /> 1136A. <br /> 8. All 14 ground floor units shall have two full bathrooms, including toilet, sink/vanity, and <br /> tub or shower, provided with each unit. One bathroom of each of these apartments shall <br /> be designed and constructed to be ADA accessible/ adaptable including turn around <br /> area, grab bars installed in the accessible units or "roughed -in" for future installation in <br /> 2 <br />
