Housing commission Agenda Report from February <br /> 16, 2009 <br /> Background <br /> In February of 2009 the Housing Commission approved an affordable housing agreement with <br /> Braddock and Logan as part of its proposal to remodel the existing rental office, remove the <br /> existing tennis court and add 12 new apartment units in three building at its Civic Square <br /> apartment complex located at 4800 Bernal Avenue. While the development did not meet the <br /> threshold to be subject to the City's Inclusionary Zoning Ordinance, all parties agreed to an <br /> affordability level consisting of two apartment units restricted to households with incomes at <br /> 80% or less of the Area Median Income (AMI) and 10 apartments units to households with <br /> incomes at 120% or less of the AMI. <br /> In May 2009, the City Council decided against taking action on the PUD application and <br /> requested the developer pursuer further amenities including green building, including <br /> photovoltaic rooftop energy, universal design, affordability for perpetuity and additional units. <br /> In response, the developer has redesigned the project to include 36 new units with a completely <br /> redesigned center area including a new expanded swimming pool and sun deck, a 540 square <br /> foot resident lounge, a 700 square foot exercise facility, and a new 520 square foot leasing <br /> office. <br /> Page 1 <br />
