13. When the map is submitted for City Engineer's signature, the developers' <br /> engineer shall provide the City with an electronic copy of the final map, excepting <br /> the certification information. When the condominium plan is to be recorded, the <br /> property owner shall provide the City with electronic copy that shows the lot <br /> outlines and shows the street address centered on each lot. <br /> 14. The property owner shall provide all buyers with copies of these project <br /> conditions of approval, a copy of the CC&R's, and a full size plan of the <br /> condominium plan. <br /> 15. The final map, condominium plan and the CC&R's shall be recorded for the <br /> project prior to sale of any lots. Additionally, a Department of Real Estate report <br /> is required prior to the sale of any lots. <br /> 16. Prior to recording the final map, the property owner shall contact the Fire and <br /> Police Department to discuss and implement a better means to identify, by unit <br /> number, the location of each unit within the Park. <br /> Advisory Notes: <br /> 17. Any proposed fencing near the Arroyo Del Valle shall be subject to the review <br /> and approval of the Director of Community Development, or his designee, prior to <br /> installation. <br /> 18. All proposed exterior lighting shall be directed downward and designed or <br /> shielded so as to not shine on neighboring properties. <br /> 19. Blue street"hydrant markers" shall be installed for all fire hydrants per City of <br /> Pleasanton Standard Specifications. <br /> 20. The property owner shall label all on-site storm drain inlets with the wording, "No <br /> Dumping -- Drains to Bay" using City-approved methods and materials. On-site <br /> storm drain facilities shall be cleaned a minimum of twice a year as follows: <br /> immediately prior to October 15 and once in January. Additional cleaning may <br /> be required if found necessary by the City Engineer/Chief Building Official. <br /> 21. Any new trash areas, dumpsters and/or recycling containers shall be enclosed <br /> and roofed to prevent water run-on to the area and runoff from the area and to <br /> contain litter and trash, so that it is not dispersed by the wind or runoff during <br /> waste removal. These areas shall not drain to the storm drain system, but to the <br /> sanitary sewer system and an area drain shall be installed in the enclosure area, <br /> providing a structural control such as an oil/water separator or sand filter (unless <br /> otherwise approved by the City Engineer). No other area shall drain into the <br /> trash enclosure; a berm shall be installed to prevent such drainage if found <br /> necessary by the City Engineer/Chief Building Official.
