EXHIBIT "A" <br /> PRZ-16 <br />Front Porch Zoning Ordinance Modification <br /> <br />Section 18.20.010, Projects Subject To Design Review: <br /> <br />B. The Zoning Administrator shall review and make decisions concerning the following <br />classes of projects: <br /> <br />13. All covered front porches that are located in the front yard setback area in the R-l, <br />RM zoning districts and PUD zoned residential properties referencing the R-1/RM <br />development standards of the Pleasanton Municipal Code. <br /> <br />Chapter 18.84, Site, Yard, Bulk, Usable Open Space and Landscaping Regulations <br /> <br />Section 18.84.120, Projections into Yards: <br /> <br />C. Porches and Steps: Unroofed porches, steps, decks, and terraces, may come to a <br />point not closer than twelve feet (12') to a front property_ line. or. may project not more <br />than eight feet (8') into a required front yard or side yard on the street side of a comer lot <br />or to a point not closer than three fee (Y) to an interior side or rear property line, <br />provided that the height, including railings, shall not exceed six feet (6') above the grade <br />of the ground at the property line. <br /> <br />F. Covered Front Porches and Covered Patios: Covered front porches attached to a <br />main structure may come to a point not closer than twelve feet (12') from the front <br />property line, provided that the covered front porch is designed to be an integral part of <br />the home, is open on three sides, has a minimum depth of eight feet, and has a minimum <br />width often feet. Porch eaves shall project no more than an additional twenty-four <br />inches (24") into the required front and/or side yard setback areas. <br /> <br />Covered patios attached to a main structure and enclosed on more than one side may <br />project not more than eight feet (8') into a required rear yard and five feet (5') into a <br />required side yard within thirty five feet (35') of the rear lot line, provided that the <br />required side yard shall not be reduced to less than five feet (5'). Covered patios <br />attached to main structure and open on three (3) sides may come to within five feet (5') <br />of the rear property line and three feet (3') from the side property lines of the property <br />within any residential zone. <br /> <br /> <br />
