EXHIBIT "B" <br />CONDITIONS OF APPROVAL <br /> Case PUD-19 <br />City Council, December 17, 2002 <br /> <br />1. The proposed development shall conform substantially to the site plan and tree report <br /> Exhibit "A", dated "Received" August 30 2002 on file with the Planning Depa~h~aent, <br /> except as modified by these conditions. Minor changes to the plans may be allowed <br /> subject to the approval of the Planning Director if found to be in substantial conformance <br /> with the approved exhibits. <br /> <br />2. All conditions of PUD-99-05 shall remain in full fome and effect are herein incorporated <br /> by reference unless modified by the conditions contained herein. <br /> <br />Parcel 1 shall follow the uses and development standards of the R-I-40,000 zoning <br />district. Should Parcel 1 be further subdivided in the future, a new PUD development <br />plan is required and site specific development standards shall be determined at that time. <br />Parcel 2 shall follow the uses and site development standards of the R-l-10,000 zoning <br />district. Any front yard fencing for Parcel 2 shall be designed to match the architectural <br />style of the home. <br /> <br />4. At the time that Parcel 1 further subdivides, the concrete driveway located to the east of <br /> the Nolan garage driveway shall be removed. <br /> <br />5. On Parcel 2, any addition or exterior remodel of the existing home shall be subject to a <br /> formal design review process and shall be compatible with the design, detailing and <br /> materials of the existing home. The construction of accessory structures shall be <br /> designed to be compatible with the design of the existing home to the satisfaction of the <br /> Planning Director and shall follow the administrative design review process of the R-l- <br /> 10,000 zoning district. <br /> <br />6. As part of any addition, remodel of the existing home, or construction of accessory <br /> structures on Parcel 2, the requirements of the tree report shall be implemented to the <br /> satisfaction of the Planning Director. <br /> <br />7. This development plan shall be of no further validity and the project developer shall be <br /> required to submit the same or new development plan for City approval prior to <br /> development of the site in the event that the developer fails to record a final parcel map <br /> within two (2) years of PUD approval. <br /> <br />Page 1 of 1 <br /> <br /> <br />
