CITY COUNCIL OF THE CITY OF PLEASANTON ALAMEDA COUNTY, CALIFOP~]IA ORDINANCE NO. 1102 APPROVING THE APPLICATION OF PONDEROSA HOMES FOR PUD ZONING AND DEVELOPMENT PLAN APPROVAL FOR A 180 UNIT RESIDENTIAL PROJECT ON APPROXIMATELY 38 ACRES LOCATED WEST AND NORTH OF THE EXISTING TErmINUS OF HANSEN DRIVE JUST EAST OF THE 1-680 RIGHT-OF-WAY WHEREAS, Ponderosa Homes applied for development plan approval for construction of a 180 unit single family residential project proposed for the approximately 38.2 acre site located at the northwest corner of the Del Prado tract adjacent to the confluence of the Arroyo de la Laguna and Pleasanton Canal; and I~HEREAS, based on the Initial Environmental Study, a mitiZated negative declaration was adopted by Council on October 11, 1983; and ~EREAS, Council received the Planning Commission's recommend- ation for approval of the development plan and rezoning; and ~EREAS, a duly noticed public hearing was held on October 11, 1983; and ~EREAS, the City Council finds that this development plan and rezoning is consistent with the General Plan policies of the City of Pleasanton. THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS FOLLOWS: Section 1: Approves the development Dlan for a 180 unit single family residential project on approximately 38 acres located west and north of the existing terminus of Hansen Drive just east of the 1-680 right-of-way, subject to the conditions on Exhibit "A" attached hereto and by this reference incorporated herein. Section 2: Approves the rezoning o{ an approximately 38 acre site located west and north of the existing terminus of Hansen Drive just east of the 1-680 right-of-way from R-1-6500 and "P" (Public and Institutional) District to the "PUD-Medium Density Residential" (5,000 sq. ft. lot minimum) District. Section 3: The Zoning Map of the City of Pleasanton dated April 18, 1960, on file with the City Clerk, designating and dividing the City into zoning
