CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFOP~]IA <br /> <br /> ORDINANCE NO. 1102 <br /> <br /> APPROVING THE APPLICATION OF PONDEROSA HOMES FOR <br /> PUD ZONING AND DEVELOPMENT PLAN APPROVAL FOR A <br /> 180 UNIT RESIDENTIAL PROJECT ON APPROXIMATELY 38 <br /> ACRES LOCATED WEST AND NORTH OF THE EXISTING <br /> TErmINUS OF HANSEN DRIVE JUST EAST OF THE 1-680 <br /> RIGHT-OF-WAY <br /> <br />WHEREAS, Ponderosa Homes applied for development plan <br /> approval for construction of a 180 unit single family <br /> residential project proposed for the approximately <br /> 38.2 acre site located at the northwest corner of <br /> the Del Prado tract adjacent to the confluence of <br /> the Arroyo de la Laguna and Pleasanton Canal; and <br /> <br />I~HEREAS, based on the Initial Environmental Study, a mitiZated <br /> negative declaration was adopted by Council on <br /> October 11, 1983; and <br /> <br />~EREAS, Council received the Planning Commission's recommend- <br /> ation for approval of the development plan and <br /> rezoning; and <br /> <br />~EREAS, a duly noticed public hearing was held on October 11, <br /> 1983; and <br /> <br />~EREAS, the City Council finds that this development plan <br /> and rezoning is consistent with the General Plan <br /> policies of the City of Pleasanton. <br /> <br />THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY <br />ORDAIN AS FOLLOWS: <br /> <br />Section 1: Approves the development Dlan for a 180 unit single <br /> family residential project on approximately 38 acres <br /> located west and north of the existing terminus of <br /> Hansen Drive just east of the 1-680 right-of-way, <br /> subject to the conditions on Exhibit "A" attached <br /> hereto and by this reference incorporated herein. <br /> <br />Section 2: Approves the rezoning o{ an approximately 38 acre <br /> site located west and north of the existing terminus <br /> of Hansen Drive just east of the 1-680 right-of-way <br /> from R-1-6500 and "P" (Public and Institutional) <br /> District to the "PUD-Medium Density Residential" <br /> (5,000 sq. ft. lot minimum) District. <br /> <br />Section 3: The Zoning Map of the City of Pleasanton dated <br /> April 18, 1960, on file with the City Clerk, <br /> designating and dividing the City into zoning <br /> <br /> <br />
