ATTACHMENT 8
WENTWORTH PROPERTY
GREEN POINT EFFICIENCY ANALYSIS
The following is an analysis on the efficiency differences of six new homes achieving 200 Green
Points verses three new homes achieving the minimum of 50 Green Points. 1 have attached to
this analysis Exhibit W, which is an actual 204 Green Point Rated project supplied to me by
Build It Green with the name of the owner removed. This is an example of how a potential
custom home would achieve 200 Green Points. Exhibit "B' is a study put together by the City of
Santa Rosa for incremental cost of building a Green Points Rated home provided to me by Build
It Green.
A Green Point Rated homes efficiency is measured on four different levels; 1) Energy, 2) Indoor
Air Quality (IAQ), 3) Resources, and 4) Water.
ENERGY EFFICIENCY
A 200 -point home from the attached Exhibit "A", page 2 at the arrow, is 49% more efficient then
a 50 -point home. This example project provided 129 points in the Energy Category of which 98
points was used getting the 49 That leaves 129 minus 98 or 31 additional points which offset
the 30 points minimum required in the Energy category towards the 50 minimum points. Thus,
the proposed 6 custom homes providing 200 Green Points will be 8 x 49% 294% more energy
efficient then a 3 custom providing only the minimum 50 Green Points.
INDOOR AIR QUALITY
Indoor Air Quality for the example project provides 27 points where only 5 points are required
towards the 50 minimum. That's 22 points above the minimum requirement, thus each custom
home achieving 200 points is 440% more efficient then a 50 point minimum home.
RESOURCES
Resources for the example project provide 22 points where only 6 points are required towards
the 50 minimum. That's 16 points above the minimum requirement, thus each custom home
achieving 200 points is 267% more efficient thert a 50 point minimum home.
WATER
Probably in today's world the next most important resource to conserve, over energy, is water.
Water for the example project provides 19 points where only 9 points are required towards the
50 minimum. That's 10 points above the minimum requirement, thus each custom home
achieving 200 points is 111% more efficient then a 50 point minimum home.
COST
Per the attached study in Exhibit "B', the incremental cost of 150 points above the 50 point
minimum would be $5,916 on the low end to $20,418 on the high end. The net cost of a 3 kW
Photovoltaic System to create electricity would be $16,000, so I believe the cost of would be
more on the high end of $20,000.
