CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> ORDINANCE NO. 1293 <br /> <br /> ORDINANCE APPROVING A MAJOR MODIFICATION TO PUD-81-22 TO <br /> ALLOW A 520-UNIT CONDOMINIUM/APARTMENT COMPLEX ON 20.6 <br /> ACRES LOCATED ON THE NORTHEAST CORNER OF THE <br /> INTERSECTION OF STONERIDGE DRIVE AND STONERIDGE MALL <br /> ROAD <br /> <br />WHEREAS, on January 12, 1982, Council adopted Ordinance No. 1014 <br /> approving rezoning and a development plan for a <br /> commercial/office/multi-residential complex on a 91.5 <br /> acre site bounded by Stoneridge Drive, Stoneridge Mall <br /> Road, 1-580 and 1-680; and <br /> <br />WHEREAS, Mozart Development Company, the present developers of <br /> this property, in conjunction with Regis Homes, is now <br /> seeking approval for a 520-unit residential project on <br /> the southernmost 20.6 acre portion of the site; and <br /> <br />WHEREAS, based on the initial Environmental Study dated <br /> August 29, 1986, a negative declaration was adopted by <br /> Council on December 16, 1986; and <br /> <br />WHEREAS, Council received the Planning Commission's <br /> recommendation for approval of the development plan; and <br /> <br />WHEREAS, a duly noticed public hearing was held on December 16, <br /> 1986; and <br /> <br />WHEREAS, the project would provide much needed high density <br /> residential housing units within the North Pleasanton <br /> area s required inthe City's General Plan; and <br /> <br />WHEREAS, this project would add an insignificant amount of <br /> traffic at the most congested intersections in the area <br /> and will participate in traffic mitigation improvements <br /> at other affected intersections; and <br /> <br />WHEREAS, the Council has received evidence that as build-out is <br /> likely to be phased in the vicinity of this project, the <br /> Stoneridge Drive interchange will be operational in time <br /> to avoid any adverse levels of service at affected <br /> intersections; and <br /> <br />WHEREAS, the City Council finds that this development plan is <br /> consistent with the General Plan policies of the City of <br /> Pleasanton; <br /> <br />THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS <br />FOLLOWS: <br /> <br /> <br />
