CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> ORDINANCE NO. 1289 <br /> <br /> AN ORDINANCE APPROVING A MAJOR MODIFICATION TO PUD-82-18 <br /> ALLOWING AN INCREASE IN MEDICAL OFFICE SPACE <br /> (PUD-82-18-6D-2M) <br /> <br />WHEREAS, at its meeting of April 16, 1985, Council adopted <br /> Ordinance No. 1190 approving a planned unit development <br /> for a nine building, 55,008 sq. ft. office complex on <br /> approximately 4.3 acres located at the southeast corner <br /> of Santa Rita Road and Stoneridge Drive; and <br /> <br />WHEREAS, Condition No. 3 of Ordinance No. 1190 requires that <br /> medical office uses on the site be limited to 12,000 sq. <br /> ft.; and <br /> <br />WHEREAS, the applicant wishes to purchase five buildings and <br /> establish a medical office complex consisting of two <br /> medical office buildings, an outpatient surgical unit, a <br /> diagnostic laboratory, and an exercise/rehabilitation <br /> unit, resulting in 21,888 sq. ft. of the entire 55,008 <br /> sq. ft. complex; and <br /> <br />WHEREAS, the Planning Commission has recommended approval of the <br /> development plan subject to certain conditions; <br /> <br />THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS <br />FOLLOWS: <br /> <br />Section 1: Approves the application of Richard Nolan, M.D. and <br /> Ashwill, Hawkins, and Partners for a major modification <br /> to an approved development plan for an office/industrial <br /> complex to allow for an increase in the square footage <br /> for medical office and related uses on an approximately <br /> 4.3 acre site located on the southeast corner of the <br /> intersection of Santa Rita Road and Ston~ridge Drive, <br /> subject to the following conditions: <br /> <br /> 1. That Condition No. 3 of Ordinance No. 1190 be <br /> modified to read: "That up to 12,000 sq. ft. of <br /> the office area shown on the development plan for <br /> Case PUD-82-18-6D may be used for medical or dental <br /> offices, but there also can be: 1) a 4,608 sq. ft. <br /> d~agno~tic lab, 2) a 5,1~4 ~q. ft. out-patient <br /> surgical unit and 3) a 6,336 sq. ft. <br /> exercise/rehabilitation center. <br /> <br /> 2. That if buildings 2, 3 and 6, as shown on the <br /> attached site plan, are used for a diagnostic lab, <br /> an out-patient surgical unit and an <br /> exercise/rehabilitation center respectively, there <br /> shall be the following conditions: <br /> <br /> a. There shall be no more than 13 occupants in <br /> the diagnostic lab, 17 occupants in the <br /> out-patient surgical unit, and 21 occupants in <br /> <br /> <br />
