g. <br />projects with clearing, grading and excavation exceeding the current <br />standards. <br />All metal roofs shall be finished with rust inhibitive paint. The CC &Rs <br />covering the future property subdivision shall include this statement in <br />their wording. <br />h. All roof drains shall be connected to the development's storm drain <br />system. The CC &Rs covering the future property subdivision shall include <br />this statement in their wording. <br />Urban Stormwater Construction Requirements: <br />95. The project developer shall submit a Stormwater Pollution Prevention Plan <br />(SWPPP) for review and approval by the City Engineer prior to issuance of <br />building or grading permits. Failure to comply with the approved construction <br />SWPPP may result in the issuance of correction notices, citations or stop work <br />order. The following construction Best Management Practices (BMPs), as well <br />as any other applicable measure, shall be included in the SWPPP and <br />implemented as approved by the City. <br />96. The project developer and the property owner's association is responsible for <br />implementing the following measures during all construction phases of the <br />project and the lots covered by this approval: <br />a. The project developer shall include erosion control /storm water quality <br />measures on the final grading plan which shall specifically address <br />measures to prevent soil, dirt, and debris from entering the storm drain <br />system. Such measures may include, but are not limited to, <br />hydroseeding, hay bales, sandbags, and siltation fences and are subject <br />to the review and approval of the City Engineer and /or the Director of <br />Building Inspection as applicable. The project developer is responsible for <br />ensuring that their contractors and sub contractors are aware of and <br />implement these measures. <br />b. Unless otherwise determined by the Director of Building Inspection and <br />the Planning Director, all graded building pads shall be revegetated and <br />stabilized after completion of grading, but in no case later than October <br />15 The hydroseed mixture shall consist of the following species and <br />rate -of- cover: crimson clover (20.0 lbs/acre), California poppy (3.0 <br />lbs/acre), valley lupine (5.0 lbs/acre), farewell -to- spring (2.0 lbs/acre), and <br />African daisy (2.0 lbs/acre). The hydroseed mixture shall be specified on <br />the subdivision's grading plans and the building permit plans for review <br />and approval by the Planning Director. <br />19 <br />
