EXHIBIT "A" <br /> <br /> Conditions of Approval <br /> PUD-80-2-2M <br /> <br /> 1. That the development of the project site shall be <br /> substantially as shown in the Design Guidelines (dated <br /> June 3, 1986) and Master Plan - Roadway and Perimeter <br /> Improvements (dated April 18, 1986) on file with the City' <br /> Planning Division except for minor clarifying modifications <br /> which may be made in agreement by the Director of Planning <br /> and the developer in finalizing these documents. <br /> <br />2. That the Conditions of Ordinance No. 975 (PUD-80-2) be <br /> modified or deleted as shown below: <br /> <br /> a. Condition #2 - Add "...The motel shall be constructed <br /> either at the corner of 1-680 and Bernal Avenue or in <br /> the interior zone directly north of the intersection of <br /> Koll Center Parkway and Koll Center Drive." <br /> <br /> b. Condition #11 - Modify to read "...That the developer <br /> work with Caltrans and the City to develop and install <br /> (and maintain, ir required) a landscape plan for the <br /> 1-680 frontage of the site."' <br /> <br /> Condition #14 - Delete <br /> <br /> d. Condition #21 - Modify to read "...land preparation for <br /> subdivision improvements should be restricted to the <br /> period of April to November..." <br /> <br /> e. Condition #23 - Modify to read "...shall require <br /> approval by the City Council following review and <br /> recommendation by the Planning Commission prior to <br /> issuance of building permits. Approval shall be by <br /> resolution." <br /> <br /> f. Condition #24 - Delete <br /> <br /> g. Condition #35 - Delete <br /> <br />3. That to the extent the standards, requirements, and <br /> guidelines contained in the Design Guidelines and Master Plan <br /> - Roadway and Perimeter Improvements conflict with conditions <br /> of approval or standards set forth in Ordinance No. 975, the <br /> s~andards, requirements, and guidelines contained in the <br /> former documents shall control. <br /> <br />4. That the Director of Planning shall review and approve the <br /> final plans for all work to be done within the Arroyo del <br /> Valle, including the slide repair, prior to the commencement <br /> of any such work. <br /> <br /> <br />
