13. That a 20-foot wide P.S.E shall be dedicated to the City <br /> along the southerly boundary of Lot 5, the existing <br /> drainage system (V-ditch) shall be maintained, any fence <br /> crossing the P.S.E. shall be designed to allow drainage <br /> flows and shall include gates to allow vehicular access, <br /> and the boundary of Lot 5 shall not include the catch <br /> basin in the southeasterly corner of that lot; final <br /> design of the P.S.E., fences, and access gates shall be <br /> approved by the City Engineer prior to approval of the <br /> final map. <br /> <br />14. That the project storm drainage system shall provide for <br /> surface overflow from the cul-de-sac through the pathway <br /> area. <br /> <br />15. That all lots be protected from storm water runoff <br /> emanating from adjoining lots; the storm drain installed <br /> for this project, and the southerly property line of Lot <br /> 6 shall be designed to allow a future storm drain to <br /> collect runoff from the swale on the School District <br /> property and deposit it in the project's storm drain <br /> without disturbance of the existing Mission Hills Park <br /> improvements. <br /> <br />16. That the developer shall reconstruct, at its sole cost, <br /> the "elbow" at the Dolores Court - Dolores Drive <br /> intersection, as shown on Exhibit A; the reconstruction <br /> shall include relandscaping a portion of the front yard <br /> of Lot 37 of Tract 4611. <br /> <br />17. That the developer shall submit for Planning Director <br /> approval a landscape and irrigation plan showing <br /> planting within Lot 5 and/or the pathway area which is <br /> designed to screen residences on Lots 4 to 6 from view <br /> of the southerly adjoining residences; said landscape <br /> plan shall not include any trees and/or shrubs within <br /> the 20' P.S.E. required and shall be designed to ensure <br /> compliance with the view easement created. The <br /> continued maintenance of the screen planting shall be <br /> made a part of the CC&R's for Lot 5 and made <br /> specifically enforceable by the City. Alternatively, <br /> the developer may submit a plan for installation of <br /> trees within the boundaries of the southerly adjoining <br /> properties providing the plan is acceptable to the <br /> Planning Director and the property owners. <br /> <br />18. That this development shall be subject to all Standard <br /> Conditions of Development, attached hereto and made part <br /> of this case by reference, except conditions 5, 7, 8, 9, <br /> ll, 12, 13, 14, 22, 25, 29, 55, and 56. <br /> <br /> <br />
