EXHIBIT "B" <br /> <br /> CONDITIONS OF APPROVAL <br /> PUD-85-16 <br /> <br />1. That the development plan shall substantially conform to the <br /> plans, Exhibit A, on file with the Planning Department, <br /> except as modified by these conditions. <br /> <br /> 2. That the applicant repaint the exterior of the existing <br /> residence to a color that is complementary to the proposed <br /> color scheme of the new structure. The exact color and time <br /> frame for the work shall be submitted and approved by the <br /> Planning Director prior to the issuance of any building <br /> permits. <br /> <br /> 3. That the applicant install a 2 ft. 6 in. wide planter strip <br /> along the west side of the driveway. Planting within this <br /> area shall include a combination of shrubs and ground cover <br /> and be separated from the driveway with a 6 in. high concrete <br /> curb. <br /> <br /> 4. That the applicant submit a revised landscape plan that <br /> includes the planting of trees and groundcover along the <br /> northern and western property lines of the site. This <br /> revised landscape plan shall be submitted t=for review and <br /> approval of the Planning Director prior to the issuance of <br /> any building permits. <br /> <br /> 5. That no building permits for the project shall be issued <br /> until such time as the Bernal Avenue/Valley Avenue and Bernal <br /> Avenue/Sunol Boulevard extensions are both under <br /> construction. <br /> <br /> 6. That the carport structures be revised to a minimum dimension <br /> of 10 ft. wide and 20 ft. in length. These revised <br /> structures shall be submitted for review and approval by the <br /> Planning Director prior to the issuance of any building <br /> permits. <br /> <br /> 7. That the developer shall redesign the proposed on-site <br /> sanitary sewer system to a design acceptable to the City <br /> Engineer. <br /> <br /> 8. That the developer shall be required to revise the storm <br /> drainage system and install a storm drainage system <br /> satisfactory to the City Engineer. If off-site storm <br /> drainage easements are required, the City may assist in their <br /> acquisition, as necessary and at the developer's expense, <br /> through use of its power of eminent domain. <br /> <br /> 9. That the site/utility plan shall be drawn to an acceptable <br /> Engineering scale. <br /> <br /> 10. That the applicant install a 6 ft. high redwood fence along <br /> the east and northern property lines. <br /> <br /> 11. That this case is subject to all Standard Conditions of <br /> Development, attached hereto and made part of this case by <br /> reference, except conditions 12, 13, 25, 29, 31, 33, 46 and <br /> 49. <br /> <br /> <br />
