Minor adjustments to lot boundaries as shown on the Land Use <br /> Map, as approved by the Planning Director, shall <br /> automatically modify the permitted and conditionally <br /> permitted uses to correspond to the revised lot boundaries. <br /> <br />14. S.P.R.R. Right-of-Way. The former S.P.R.R. right-of-way, <br />consisting of approximately 18 acres, shall not be zoned for <br />any use as part of this PUD. This corridor shall be <br />maintained for transit, trail, and other uses as may be more <br />specifically delineated at a later time, when said corridor <br />shall be zoned to allow appropriate development, lot line <br /> adjustments, and incorporation of said area into this <br /> development plan. <br /> <br />15. Signs. All signing for the Project shall be submitted to the <br /> City for approval. All permanent building and/or tenant <br /> identification signs shall be submitted as a comprehensive <br /> sign program for the individual project at the time the <br /> project is submitted for approval. Temporary signs <br /> conforming to the Design Guidelines and signs conforming to <br /> an approved comprehensive sign program may be approved <br /> administratively by the Zoning Administrator. <br /> <br />16. Traffic Conditions. <br /> <br /> a. Restriction on Full Development. Total development <br /> within Hacienda Business Park Phases I and II shall not <br /> exceed an aggregate amount of 7,325 million square feet <br /> until both the Hacienda Drive/I-580 and Stoneridge <br /> Drive/I-680 interchanges have received complete final <br /> design approvals from all permitting agencies and are <br /> under construction. <br /> <br /> b. Traffic Mitigation Measures. When the Level of Service <br /> reaches LOS D (equal to or greater than 81% of capacity) <br /> as defined in the City's STandard Assumptions for <br /> Traffic Studies at any intersection or intersections <br /> affected by the project, the Developer shall begin to <br /> implement feasible mitigation measures. Affected <br /> intersections shall be those located between Valley <br /> Avenue on the south and 1-580 on the north, 1-680 on the <br /> west and Santa Rita Road on the east, inclusive, <br /> including all interchange intersections (both sides of <br /> freeways) but excepting intersections internal to Meyer <br /> Center and Pleasanton Park, as shown on the Map of <br /> Affected Intersections dated as of February 24, 1986 on <br /> file with the City Planning Division. Mitigation <br /> measures may include roadway improvements and/or <br /> transportation systems management programs designed to <br /> alleviate the LOS D traffic condition and shall be <br /> implemented on a priority basis, as determined by the <br /> City Engineer (appealable to the City Council), <br /> beginning with the least stringent and least costly. <br /> Increasingly more stringent mitigation measures will be <br /> required and implemented by Developer in order to <br /> maintain traffic levels at better than LOS E (91% of <br /> <br />Conditions of Approval PUD-85-8 <br />February 1986 <br /> <br /> <br />
