the Police Chief prior to installation. The project shall <br /> provide on-site private security guards as determined <br /> necessary by the Police Chief. <br /> <br />9. Building and Grounds Maintenance. Walls, parking, <br /> landscaping, and building exteriors shall be maintained at <br /> all times in good condition. <br /> <br />10. Street Maintenance. The Developer, or Property Owners' <br /> Association, shall pay the City an annual fee for the <br /> maintenance of the public streets within the project for the <br /> first ten (10) years after acceptance of the streets by the <br /> City. The amount of this fee shall be determined by the City <br /> Engineer and shall be sufficient to cover anticipated City <br /> costs during this ten (10) year period. Project streets <br /> shall be swept by the Property Owners' Association at least <br /> as often as City thoroughfares are swept. <br /> <br />11. Landscaping and Lighting Maintenance. All landscaping and <br /> lighting within the Common Area, as defined by the CC&R's, <br /> shall be maintained by the Property Owners' Association or a <br /> maintenance district acceptable to the City. <br /> <br />12. Property Owners' Association. The project site shall be <br /> incorporated into the Property Owners' Association formed to <br /> administer Phase I of Hacienda Business Park; the CC&R's <br /> shall provide the association with sufficient power to manage <br /> all community-owned or maintained areas as established in the <br /> Development Plan, Design Guidelines, and CC&R's, and said <br /> CC&R's shall be approved by the City Attorney. <br /> <br /> 13. Uses. Permitted and conditionally permitted uses on the <br /> project site shall be as follows: <br /> <br /> a. OGPD, OPD, and OMPD Districts - All permitted and <br /> conditionally permitted uses as specified in the O <br /> (Office) District, as set forth in Sections 2-6.37 and <br /> 2-6.38 of the Pleasanton Municipal Code. <br /> <br /> b. CPD Districts - All permitted and conditionally <br /> permitted uses as specified in the C-C (Central <br /> Commercial) and C-F (Freeway Commercial) Districts, as <br /> set forth in Section 2-7.08 of the Pleasanton Municipal <br /> Code. <br /> <br /> c. P&I Districts - Lot 54 shall be limited to transit <br /> related parking and station facilities and public <br /> service center facilities, to include heliport, <br /> emergency care, police substation, and such other <br /> related activities as may be determined by the Planning <br /> Director to be compatible public service activities. <br /> Lot 57A shall be limited to a child care center serving <br /> a minimum of 200 children. <br /> <br /> d. Lot 52 shall allow heliport and parking facility uses as <br /> conditionally allowed uses. <br /> <br /> Conditions of Approval PUD-85-8 <br /> February 1986 <br /> <br /> <br />
