EXHIBIT "B" <br /> <br /> Conditions of Approval <br /> PUD-85-13 <br /> <br />1. That the development be substantially as shown on the site <br /> plan, elevations, landscape plan and grading plan, Exhibit A, <br /> on file with the Planning Department. <br /> <br />2. That the developer shall submit revised landscape plans to <br /> the Planning Department indicating additional trees along the <br /> west side of the lawn area. <br /> <br /> 3. That the driveway from Peters Avenue shall be redesigned to <br /> provide for an effective driveway width and configuration <br /> that would not require the relocation of the existing storm <br /> drain inlet along Peters Avenue. The exact location and <br /> design of this driveway shall be subject to the final <br /> approval of the City Engineer and Planning Director. <br /> <br />4. That the applicant deed to the City a five foot (5 ft.) wide <br /> parcel of land parallel with and contiguous to the West <br /> Angela Street frontage of the site for use as future street <br /> right-of-way. <br /> <br />5. That the grading for this site shall not result in a finished <br /> floor elevation greater than 339 feet and that the final <br /> grades for the areas along the property liens shall not <br /> exceed a height 8" above the existing grades of the adjacent <br /> properties to the west and southwest of the project site. <br /> <br />6. That the applicant work with the Planning and Engineering <br /> department in selecting street trees that match those now <br /> existing within the surrounding neighborhood. <br /> <br />7. That the uses and site development standards for this project <br /> shall be those of the RM-2000 District unless otherwise <br /> modified by the approved project. <br /> <br />8. That this project shall be subject to all Standard Conditions <br /> of Development, attached hereto and made part of this case by <br /> reference, except conditions 12, 13, 25, 29, 31 , 33, 35, 46, <br /> 49 and 560. <br /> <br />9. That carports shall be constructed consistent with the <br /> elevations of the roof line of the units, the final design to <br /> be worked out with staff. <br /> <br />/// <br /> <br /> <br />
