(iii) as to Jordan: The items set forth in the attached Exhibit F. <br /> <br />The City will use its best efforts to accommodate the desires of the <br />Landowners with regard to the style and design of all the improvements <br />described in this subsection 1 (e), including, but not limited to, fencing and <br />access routes. However, the Landowners acknowledge that the aesthetic <br />design of the golf course is of the highest importance, and any <br />improvements must conform to the golf course requirements. <br /> <br />(g) <br /> <br />The 34 new golf course homes shall be categorized as "first-come, first <br />served" for purposes of the City's Growth Management program. <br /> <br />City shall undertake at its sole expense the following: <br /> <br />(a) <br /> <br />Complete on a timely basis the planning process for the potential purchase <br />of the Golf Course Property, the development of the golf course and the <br />siting of 37 lots on the Residential Property. More particularly, the City <br />shall seek extensive public input expressly including the Landowners and <br />continue the necessary environmental review to allow for the annexation <br />of the Core Property, to permit development as described herein (e.g., <br />general plan and zoning amendments) and to acquire the Golf Course <br />Property if determined desirable by the City Council following the public <br />review process; <br /> <br />(b) <br /> <br />Retain a project manager, a golf course designer/architect and the <br />necessary legal and/or financial consultants to permit tax exempt bonds to <br />be issued; <br /> <br />(c) <br /> <br />Complete on a timely basis the engineering studies for the <br />extension/construction of public utilities/facilities to the Core Property, <br />including sizing infrastructure to permit the connection of utility services <br />to the lots which exist or are created on the Residential Property. <br /> <br />(d) <br /> <br />Pay for the costs associated with the relocation of the Jordan home, as set <br />forth in Exhibit F. <br /> <br />Landowners shall support the City in its efforts for an extensive public review <br />process for this project and to support all efforts to annex the Core Property to <br />Pleasanton. <br /> <br />Landowners shall undertake and pay for at their sole expense all standard <br />development costs associated with the development of the 34 new Lots, including <br />all utility connections, and development fees (e.g., in lieu park dedication fees, <br />building permit fees, traffic development fees, public facilities fees, affordable <br />housing fees, school impact fees, etc.), except as specifically provided in Section <br /> <br />Page 5 of 8 <br /> <br /> <br />
