EXHIBIT E <br /> <br />The City shall provide the following to Steve and Bobby Jensen: <br /> <br />I. Work cooperatively with the Jensens to make a determination regarding the <br />exact dimensions and comers of their lot. This shall include: increasing the size <br />of the front yard to take into account landscape features; modifying the lot <br />perimeter to include improvements such as the retaining walls, graded slopes, and <br />the driveway access; creating a front yard set back or other type of restriction for <br />Lot 34 which requires that the home on that lot be moved to the north west for <br />privacy considerations prior to recordation of a final map. <br /> <br />2. A picket-style wrought iron fence six feet tall around parcel. <br /> <br />3. Grant an easement across golf course for driveway purposes. <br /> <br />4. Vehicular access onto the Happy Valley Loop near the intersection of Alisal <br />Street and Happy Valley Road. <br /> <br />5. Service lines from the nearest public road to the property line for water and <br />sanitary sewer service. <br /> <br />6. Compensation of $18,000 for barn (which requires the Jensens to remove the <br />barn). <br /> <br />7. Asphalt driveway, twelve feet in width, from the nearest public road to the <br />properly line, with the siting of the driveway's connection point to the property at <br />the discretion of the Jensens. The Jensens acknowledge that a portion of the <br />driveway will be shared with the golf course as a cart path. <br /> <br />8. Notice to Jensens regarding timing of grading, and maintaining the Jensen's <br />access to utilities during utility replacement. <br /> <br />9. Grunt an easement to allow drainage from the Jensen property onto the golf <br />course. <br /> <br />Steve and Bobby Jensen shall provide the following to the City: <br /> <br />A. Execute and record a covenant in a form acceptable to the City Attorney that <br />runs with the land indemnifying and holding the City harmless for injuries and <br />property damage caused by golf balls and other use of the golf course. <br /> <br />The parties further acknowledge that the parties shall pay for water system and sewer <br />system costs as set forth in Exhibit G. <br /> <br /> <br />
