issuance of a building permit on the subject property unless <br /> this condition has already be met. <br /> <br /> 10. That the final design for this development shall include a <br /> right turn only lane along the Pimlico Drive frontage into <br /> the westerly common driveway. (It is assumed that this turn <br /> lane will use the existing curb and will not require <br /> additional widening.) This work shall be designed and <br /> constructed to the satisfaction of the City Engineer. <br /> <br /> 11. That the developer shall install a ten foot (10') wide <br /> sidewalk (from face of curb to property line) across the <br /> entire 'Pimlico Drive frontage of this development, unless <br /> approval for a narrower walk is made by the Director of <br /> Planning and Community Development. This sidewalk shall be <br /> constructed to standard City details and specifications. <br /> <br /> 12. That the developer shall install street trees and necessary <br /> irrigation facilities in tree wells within the sidewalk area <br /> per standards and per approved plans. <br /> <br /> 13. That the development shall be limited to the list of uses <br /> shown in Ordinance 961, as modified by the Planning <br /> Commission (shown in Exhibit "B", attached hereto) for this <br /> development. <br /> <br />14. That restaurant and other uses generating parking demand at a <br /> rate greater than 1 space per 300 sq. ft. shall be limited to <br /> a total of 10,000 sq. ft. of the development, in the <br /> aggregate. <br /> <br /> 15.
