CONDITIONS OF APPROVAL / PUD-80-15-2D <br /> <br />1. That the development substantially conform with plans, <br /> Exhibit A, on file with the Planning Department except for <br /> the following changes: <br /> <br /> a) that the southerly setback of the easterly building be <br /> increased to 20 ft. or, if "stepped", to an average of <br /> 20 ft., by reducing the size of the building; <br /> <br /> b) . that the two dumpsters shall be relocated to a location <br /> within the front parking area agreed upon by staff. and <br /> the applicant, with the easterly driveway access and <br /> sidewalk access to the dumpster to be replaced by <br /> landscaping; <br /> <br /> c) that the tier of parking spaces closest to Pimlico Drive <br /> provide for 17 ft. paved area in lieu of 19 ft., and <br /> that the parking lot be shifted northerly two feet in <br /> order to provide all standard-sized spaces in front of <br /> the westerly building (at 8'8" width or greater). <br /> <br />2. That final landscape plans be presented to and approved by <br /> the Planning Director prior to the issuance of a building <br /> permit, said plans to reflect the changes to the site plan <br /> and to include adequate screening of the southerly building <br /> elevation and accent trees along both the east and west <br /> elevations. <br /> <br />3. That the existing eucalyptus trees shall be removed along the <br /> southerly boundary of the site, unless a specific tree(s) is <br /> desired by the adjoining neighbor to be retained and, in the <br /> judgment of the Planning Director, its retention is feasible <br /> given the wall construction, grading, and storm drainage <br /> installation; every effort shall be taken to preserve <br /> off-site eucalyptus trees in areas where no wall is to be <br /> located. <br /> <br />4. That the southerly and easterly wall shall be 8 feet in <br /> height measured from the elevation of the adjoining <br /> neighbors' yards and that the southerly wall shall extend to <br /> the end of the property boundary of the most westerly <br /> residential property contiguous to the subject site. <br /> <br />5. That on-site parking lights design and specifications be <br /> submitted for approval by the Planning Director prior to <br /> issuance of a building permit; rear building lights shall be <br /> directed away from surrounding properties, especially the <br /> residences to the south. <br /> <br /> <br />
