EXHIBIT "A" <br /> <br /> CONDITIONS OF APPROVAL <br /> <br /> OF PUD-85-17 <br /> <br />1. That the development be substantially as shown on the plans, <br /> Exhibit A, on file with the Planning Department. <br /> <br />2. That the exact location and design of the child play area be <br /> submitted for review to the Planning Director prior to the <br /> issuance of any building permits. <br /> <br />3. That the applicant work with staff in revising the clerestory <br /> window features of the split roof line to include additional <br /> architectural character. <br /> <br />4. That the applicant be required to assign and clearly label <br /> all on-site parking spaces. <br /> <br />5. That red curbs and "No Parking" signs as required by state <br /> law to enable enforcement, be installed along all curbs along <br /> interior access roads in order to maintain clear fire lanes <br /> at all times. <br /> <br />6. That all appropriate construction methods be utilized in or- <br /> der to attain an interior noise level at or below 45 db. <br /> <br />7. That the precise locations and heights of all entrance drive- <br /> way trellis structures shall be submitted for review by the <br /> Engineering Department prior to issuance of any building <br /> permits. <br /> <br />8. That the developer shall install a separated eight foot (8') <br /> wide P.C.C. sidewalk along the Old Santa Rita Road frontage; <br /> a five foot (5') wide P.C.C. sidewalk along the Andrews Drive <br /> frontage; and an eight foot (8') wide , separated, P.C.C. <br /> sidewalk along the Owens Drive frontage of the development. <br /> All of the sidewalks shall be installed to City standards. <br /> <br />9. That the portion of the on-site drive parallel to Andrews <br /> Drive and adjacent to the easterly driveway from Andrews <br /> Drive shall be redesigned using a larger, "through" radius in <br /> order to provide safer vehicular turning movements. <br /> <br /> 10. That the storm drain inlet located at the west driveway en- <br /> trance at Andrews Drive shall be adjusted or relocated. <br /> <br /> 11. That this development shall be subject to all Standard Condi- <br /> tions of Development, attached hereto and made part of this <br /> case by reference, except conditions 23, 25, 29, 31, 33, 46, <br /> and 49. <br /> <br /> <br />
