129. The project developer's contractor(s) shall obtain an encroachment permit from the City <br /> Engineer prior to moving any construction equipment onto the site. <br /> <br />130. The developer shall pay a prorata share of the storm drain oversizing per the previously- <br /> approved reimbursement agreement with Standard Pacific. <br /> <br />131. <br /> <br />The developer shall determine the structural section of the existing Mohr Avenue. If the <br />existing street section is not adequate, the developer shall be responsible for the <br />reconstruction of this roadway as part of the proposed widening of the project's Mohr <br />Avenue frontage. If it is determined that the existing street section is adequate, the existing <br />street shall be overlayed with a minimum of 2 inches of asphalt with fabric in conjunction <br />with the proposed widening of the street. The developer shall also be responsible for <br />installing the Mohr Avenue street improvements to their ultimate configuration across the <br />approximately 400 ft. long frontage of the Jennaro property. The final design and <br />configuration of the ultimate frontage improvements across the Jennaro property shall be <br />subject to the public review process, including the Jennaro property owners, neighbors, and <br />the City. Final design of these improvements shall be determined by the Public Works <br />Director prior to approval of the final map. The developer may enter into a reimbursement <br />agreement to recover the cost of the Jennaro property improvements from the property owner <br />at the time this parcel is developed. <br /> <br />132. <br /> <br />The developer shall be responsible for conducting vermin control prior to and during the <br />grading of the property. Additionally, the developer shall clean the swimming pools and <br />wash houses of the neighboring property owners as needed, subject to the discretion of the <br />Planning Director. <br /> <br />Urban Stormwater Runoff Requirements <br />133. Bulk construction materials stored outdoors that may contribute to the pollution of storm <br /> water runoff shall be covered as required by the City Engineer and/or the Director of <br /> Building Inspection. <br /> <br />134. <br /> <br />The project developer shall label all on-site storm drain inlets with the wording, "No <br />Dumping -- Drains to Bay" using City-approved methods and materials. On-site storm drain <br />facilities shall be cleaned a minimum of twice a year as follows: immediately prior to <br />October 15 and once in January. Additional cleaning may be required if found necessary by <br />the City Engineer/Director of Building Inspection. <br /> <br />135. <br /> <br />Prior to the commencement of any clearing, grading, or excavation, the project developer <br />shall submit a copy of the State Water Resources Control Board Notice of Intent (NOI) for <br />coverage under the State Construction Storm Water General Permit. <br /> <br />City Council Page 28 of 32 August 20, 2002 <br /> <br /> <br />
