Fire Department Requirements <br />90. The project developer shall meet all requirements of the Pleasanton Fire Code (Pleasanton <br /> Municipal Code, Chapter 20.24). <br /> <br />91. <br /> <br />The project developer shall keep the site free of fire hazards from the start of lumber <br />construction until the final inspection. <br /> <br />92. <br /> <br />Prior to any construction framing, the project developer shall provide adequate fire <br />protection facilities, including, but not limited to, surface roads, fire hydrants, and a water <br />supply and water flow in conformance to the City's Fire Department Standards able to <br />suppress a major fire. When alternate methods of fire protection are approved by the Fire <br />Chief, this requirement may be waived or modified. Proposed alternative methods of fire <br />protection shall be submitted in writing to the Fire Chief prior to any framing construction. <br />Work on the altemative fire protection methods shall not begin until approved by the Fire <br />Chief. <br /> <br />93. <br /> <br />The Fire Chief and the City Engineer shall approve the number, type, and location of all <br />public fire hydrants. <br /> <br />94. <br /> <br />All curbs located within a seven foot, six inch (7' 6") radius of a public/private fire hydrant <br />shall be painted red, unless, modified by the Fire Chief. Blue street "hydrant markers" shall <br />be installed for all fire hydrants per City of Pleasanton Standard Specifications. <br /> <br />95. <br /> <br />All public and private driveways designated as fire lanes by the Fire Chief shall be <br />maintained in accordance with Articles 9 and 10 of the Uniform Fire Code, which permits <br />towing vehicles illegally parked on the fire lanes. Fire lane curbs shall be painted red with <br />"No Parking, Fire Lane, Tow Away Zone" or "No Parking, Fire Lane, Tow Away Zone" <br />signs shall be installed as required by the Vehicle Code. <br /> <br />96. <br /> <br />The final design of all emergency vehicle accesses (EVAs) within the project shall be subject <br />to the review and approval of the Fire Marshal. Any gates provided in these EVAs shall be <br />constructed with Opticon opening devices, unless otherwise approved by the Fire Marshal. <br /> <br />97. <br /> <br />The senior apartment buildings shall be constructed with automatic fire sprinkler systems. <br />The developer shall also provide a final site plan with street configurations (widths, traffic <br />calming devices, etc.) to the Fire Department for a final simulation run to determine whether <br />all units within the project are within the City's five-minute response time, prior to the <br />issuance of a building permit for any of the single-family units. In the event that any of the <br />units are not within a five-minute response time, the respective units shall be required to be <br />constructed with automatic fire sprinkler systems. <br /> <br />City Council Page 23 of 32 August 20, 2002 <br /> <br /> <br />
