CITY COUNCIL OF THE CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />ORDINANCE NO. 1866 <br /> <br />AN ORDINANCE APPROVING THE APPLICATION OF <br />PONDEROSA HOMES FOR PREZONING AND <br />DEVELOPMENT PLAN APPROVAL, AS FILED UNDER <br />CASE PUD-18 <br /> <br />WHEREAS, <br /> <br />Ponderosa Homes has applied for prezoning to PUD-LDR/MDR/HDR/P&I and <br />Mixed P&I/MDR (Planned Unit Development - Low Density Residential/Medium <br />Density Residential/High Density Residential/Public & Institutional and Mixed <br />Public & Institutional/Medium Density Residential) and development plan <br />approval for 175 new single-family homes, plus two existing homes; 16 duets; a <br />172-unit senior apartment project; and a church/day care facility on approximately <br />92 acres located northwesterly of the Operations Service Center, between Busch <br />Road and Mohr Avenue and easterly of the former Southern Pacific Railroad <br />Corridor; and <br /> <br />WHEREAS, the property is currently unincorporated and not prezoned; and <br /> <br />WHEREAS, based on the Initial Environmental Study, a negative declaration was adopted by <br /> Council on August 20, 2002; and <br /> <br />WHEREAS, a duly noticed public hearing was held on August 20, 2002; and <br /> <br />WHEREAS, the City Council finds that the proposed prezoning and development plan are <br /> consistent with the General Plan policies of the City of Pleasanton. <br /> <br />THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS <br />FOLLOWS: <br /> <br />Section 1: <br /> <br />Approves the prezoning of the site to PUD-LDR/MDR/HDR/P&I/and Mixed <br />P&I/MDR (Planned Unit Development - Low Density Residential/Medium <br />Density Residential/High Density Residential/Public & Institutional and Mixed <br />Public & Institutional/Medium Density Residential) District. <br /> <br />Section 2: <br /> <br />The Zoning Map of the City of Pleasanton dated April 18, 1960, on file with the <br />City Clerk, designating and dividing the City into zoning districts is hereby <br />amended by Zoning Unit Map//457, attached hereto as Exhibit "A", dated <br />August 20, 2002, and incorporated herein by this reference. <br /> <br /> <br />
