The Vineyard Estate-designated and open space-designated portions of the <br />project (Lot A) shall be subject to the following uses: <br />(1) Permitted Uses - Vineyard Area <br /> (a) vineyard <br /> (b) orchards, row crops, and horticulture if the Planning <br /> Commission finds that the vineyard is not feasible to retain. <br /> Any new agricultural use replacing the vineyard shall require <br /> review and approval by the Plaraxing Commission prior to <br /> removal of the vineyard and establishment of the new <br /> agricultural use. <br /> (c) farm buildings and other accessory structures within the <br /> designated building envelope <br /> (d) single-family housing within the building envelope <br /> (e) household pets <br /> (f) small family day care home within the building envelope <br />(2) Conditional Uses - Vineyard Area <br /> (a) winery and wine-tasting facility <br /> Co) nursing home for not more than six patients within the <br /> building envelope <br /> (c) home occupation <br /> (d) large family day care home within the designated building <br /> envelope <br /> (e) second unit within the designated building envelope <br />(3) Permitted Uses - Open Space Area, Southwest Comer, as shown <br /> on Site Development Plan <br /> (a) livestock grazing <br /> (b) keeping of farm animals, including pens, corrals, etc., as <br /> specified in the Vineyard Avenue Corridor Specific Plan <br /> (c) undeveloped open space <br /> (d) vineyard, orchard, and other agricultural uses which are <br /> determined to be compatible with the existing oak trees by <br /> the Planning Director <br /> Permitted Uses - Open Space Area - Northwest Wetland, as <br /> described below <br /> (a) undeveloped open space <br /> (b) wetland open space shall be an area twenty-five (25) feet <br /> from each edge of the 3-foot by 20-foot designated <br /> wetland. Another area of undevelopable open space shall <br /> encompass the area extending 25 feet from the edge of <br /> developed trail/EVA along Old Vineyard Avenue from the <br /> designated wetland to a point 100 feet easterly of the bend <br /> in the existing road; said area shall be shown on a revised <br /> site development plan for inclusion in the approved PUD <br /> development plan set <br /> <br />.(4) <br /> <br />Conditions of Approval Page 2 of 28 8/12/02 <br />Greenbriar Homes (PUD-I 4) <br /> <br /> <br />
