Landscaping and Irrigation System Design and Operation: 34. The project developer shall enter into an agreement with the City, approved by the City Attorney, which guarantees that all landscaping and open space areas included in this project will be maintained at all times in a manner consistent with the approved landscape plan for this development. Said agreement shall run with the land for the duration of the existence of the structures located on the subject property. 35. A final landscape plan and irrigation plan shall be submitted to and approved by Planning Director as part of the building permit plan set prior to issuance of an on-site permit. Said landscape plan shall be consistent with the approved landscape plan plus any condi- tions of approval, and shall be detailed in terms of species, location, size, quantities, and spacing. 36. All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a mini- mum of five gallons, unless otherwise shown on the approved landscape plan or condi- tioned by this approval. 37. Six-inch vertical concrete curbs shall be installed between all paved and landscaped areas unless otherwise shown on the development plan and/or required by a condition of ap- proval. 38. The project developer shall provide root control barriers and four inch diameter perfo- rated pipes for parking lot trees, street trees, and trees in planting areas less than 10 feet in width, as determined necessary by the Planning Director at the time of review of the final landscape plans. 39. Prior to occupancy, the landscape architect shall certify in writing to the Planning Direc- tor that the landscaping has been installed in accordance with the approved landscape and irrigation plans with respect to size, number, and species of plants and overall design con- cept. 40. The project developer shall adjust the sprinkler heads to redirect the water away from the monument sign while ensuring complete irrigation coverage of the landscaping around the sign. All landscaping around the sign shall be restored after installation of the sign and prior to final of the sign permit. 41. Twenty-four-inch box-size sycamore trees shall be planted in the landscape area facing Bernal Avenue in place of the 24 inch box size flowering pear trees shown on Exhibit A. The number of trees shall be determined by the Planning Director and the City's Land- scape Architect in conjunction with the building permit submittal. This change shall be shown on the building permit plan set to the satisfaction of the Planning Director before issuance of a building permit. Page 7 of 14
