Landscaping and Irrigation System Design and Operation: <br /> <br />34. <br /> <br />The project developer shall enter into an agreement with the City, approved by the City <br />Attorney, which guarantees that all landscaping and open space areas included in this <br />project will be maintained at all times in a manner consistent with the approved landscape <br />plan for this development. Said agreement shall run with the land for the duration of the <br />existence of the structures located on the subject property. <br /> <br />35. <br /> <br />A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building permit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be consistent with the approved landscape plan plus any condi- <br />tions of approval, and shall be detailed in terms of species, location, size, quantities, and <br />spacing. <br /> <br />36. <br /> <br />All trees used in landscaping be a minimum of 15 gallons in size and all shrubs a mini- <br />mum of five gallons, unless otherwise shown on the approved landscape plan or condi- <br />tioned by this approval. <br /> <br />37. <br /> <br />Six-inch vertical concrete curbs shall be installed between all paved and landscaped areas <br />unless otherwise shown on the development plan and/or required by a condition of ap- <br />proval. <br /> <br />38. <br /> <br />The project developer shall provide root control barriers and four inch diameter perfo- <br />rated pipes for parking lot trees, street trees, and trees in planting areas less than 10 feet <br />in width, as determined necessary by the Planning Director at the time of review of the <br />final landscape plans. <br /> <br />39. <br /> <br />Prior to occupancy, the landscape architect shall certify in writing to the Planning Direc- <br />tor that the landscaping has been installed in accordance with the approved landscape and <br />irrigation plans with respect to size, number, and species of plants and overall design con- <br />cept. <br /> <br />40. <br /> <br />The project developer shall adjust the sprinkler heads to redirect the water away from the <br />monument sign while ensuring complete irrigation coverage of the landscaping around <br />the sign. All landscaping around the sign shall be restored after installation of the sign <br />and prior to final of the sign permit. <br /> <br />41. <br /> <br />Twenty-four-inch box-size sycamore trees shall be planted in the landscape area facing <br />Bernal Avenue in place of the 24 inch box size flowering pear trees shown on Exhibit A. <br />The number of trees shall be determined by the Planning Director and the City's Land- <br />scape Architect in conjunction with the building permit submittal. This change shall be <br />shown on the building permit plan set to the satisfaction of the Planning Director before <br />issuance of a building permit. <br /> <br />Page 7 of 14 <br /> <br /> <br />
