These measures shall be shown on the building permit plan set submitted to the Planning <br />Director for review and approval before issuance of the first building permit. <br /> <br />21. <br /> <br />The gable roof element shown in Exhibit "D" shall be added to both sides of the roof of <br />the canopy structure. This change shall be shown on the building permit plan set to the <br />satisfaction of the Planning Director before issuance of a building permit. <br /> <br />22. <br /> <br />The vent pipes fi.om the underground fuel storage tanks shall be screened fi.om view in a <br />manner to the satisfaction of the Planning Director. However, lattice screens may not be <br />used. This detail shall be shown on the building permit plan set to the satisfaction of the <br />Planning Director before issuance of a building permit. <br /> <br />23. <br /> <br />The project developer shall raise the height of the screen wall located between the drive- <br />through lanes and the east property line of the project site to 54 inches referenced from <br />the height of the driveway. This change along with the design details for the fence/wall <br />shall be shown on the building permit set to the satisfaction of the Planning Director be- <br />fore issuance of a building permit. <br /> <br />24. <br /> <br />Only MBTE fi.ee fuel shall be offered for sale fi.om the service station covered by this <br />approval. <br /> <br />Building and Site Design Requirements: <br /> <br />25. <br /> <br />The project developer shall effectively screen fi.om view all ducts, meters, air condition- <br />ing equipment, and any other mechanical equipment, whether on the structure, on the <br />ground, or on the roof, with materials architecturally compatible with the main structure. <br />Screening details shall be shown on the plans submitted for issuance of building permits, <br />the adequacy of which shall be determined by the Planning Director. All required screen- <br />ing shall be provided prior to occupancy. <br /> <br />26. <br /> <br />The project developer shall post address numerals on the buildings so as to be plainly <br />visible from all adjoining streets or driveways during both daylight and night time hours. <br />Tenant spaces shall be identified as determined by the City. <br /> <br />27. <br /> <br />All mechanical equipment shall be located on the roof of the structure covered by this <br />approval, in the area designated on the roof plan, and shall not project above the horizon- <br />tal plane established by the surrounding equipment screens. This requirement can be <br />modified by the Planning Director if it can be demonstrated with lines-of-sight analyses <br />taken fi.om across Whispering Oaks Way that the mechanical equipment will not be visi- <br />ble. The mechanical equipment shall be designed and maintained so that noise emanating <br />fi.om it will not be perceptible beyond the property plane of the subject property in a <br />normal environment for that zoning district. <br /> <br />Page 5 of 14 <br /> <br /> <br />
