PUD-85-10 <br /> CONDITIONS OF APPROVAL <br /> <br />1. That the development be substantially as shown on the <br /> development plan, Exhibit A, on file with the Planning <br /> Department. <br /> <br />2. That a final landscape plan for each phase of new development <br /> be submitted to the Planning Director for final review and <br /> approval prior to the issuance of any building permits. <br /> Included in this plan shall be details on the proposed <br /> playground development,all proposed fencing designs, and all <br /> other areas to be landscaped. <br /> <br />3. That the sidewalks proposed adjacent to the child care center <br /> and commercial building be increased in width to 7 ft. in <br /> order to accommodate the 2 ft. overhang resulting from the <br /> parking of full size cars. <br /> <br />4. That the entrance along the eastern elevation of the 7000 sq. <br /> ft. commercial building be deleted. <br /> <br />5. That final plans for the parking lot be submitted to Zone 7 <br /> and the City engineering Department for their review and <br /> approval. <br /> <br />6. That the can eave sign proposed on the eastern elevation of <br /> the 7000 sq. ft. commercial building be deleted. <br /> <br />7. That two of the three can eave signs for Building #2 along <br /> the Valley Avenue frontage be deleted, and that the remaining <br /> sign be located at the extreme eastern location as depicted <br /> on the proposed plans. <br /> <br />8. That the uses for the proposed 7000s q. ft. commercial <br /> building exclude any restaurant and/or food store type uses. <br /> <br />9. That low profile, non-glare, lighting be utilized in the <br /> proposed parking lot for the 1.5 acre parcel, the final <br /> design of which shall be subject to approval of the Planning <br /> Department. <br /> <br />10. That a traffic control device shall be installed at the <br /> entrance to the 1.5 acre parcel. The device shall be opened <br /> each day at 6:30 a.m. and closed at 7:30 p.m. Signs shall be <br /> posted at the entrance to the gate and throughout the <br /> surrounding area noticing users of the restrictions on the <br /> use of this lot. <br /> <br />11. That future uses for the second story floor area shall'be <br /> limited to office uses only,not including any type office <br /> that requires parking in a ratio greater than one space per <br /> 300sq. ft. of floor area,except a maximum of 2,000 sq. ft. of <br /> <br /> - 1 - ~ <br /> <br /> <br />
