CITY COUNCIL OF THE CITY OF PLEASANTON <br /> <br /> ALAMEDA COUNTY, CALIFORNIA <br /> <br /> ORDINANCE NO. 1221 <br /> <br /> AN ORDINANCE APPROVING THE APPLICATION OF KEN GOOCH AND <br /> ASSOCIATES FOR A MAJOR MODIFICATION TO AMEND THE GRADING <br /> PLAN FOR PUD-77-10, PLEASANT HILLS, TO ALLOW REGRADING <br /> OF CERTAIN LOTS <br /> <br />WHEREAS, Ken Gooch and Associates has applied for a major <br /> modification to amend the grading plan for PUD-77-10, <br /> Pleasant Hills, to allow regrading of lots located at <br /> 4931 and 4897 Dolores Drive and 4934, 4942 and 4950 <br /> Monaco Drive to create flat back yard areas in lieu of <br /> the natural slope; and <br /> <br />WHEREAS, Council received the Planning Commission's <br /> recommendation for approval of this modification; and <br /> <br />WHEREAS, a duly noticed public hearing was held on October 1, <br /> 1985; <br /> <br />THE CITY COUNCIL OF THE CITY OF PLEASANTON DOES HEREBY ORDAIN AS <br />FOLLOWS: <br /> Section 1: Approves the application of Ken Gooch and Associates <br /> for a major modification to amend the grading plan for <br /> PUD-77-10, Pleasant Hills, to allow regrading of lots <br /> located at 4931 and 4897 Dolores Drive and 4934, 4942 <br /> and 4950 Monaco Drive to create flat back yard areas in <br /> lieu of the natural slope, subject to the following <br /> conditions: <br /> <br /> 1. That the applicant submit grading, drainage, <br /> erosion, and dust control plans for the individual <br /> sites for the City Engineer's approval, as <br /> substantially proposed by the applicant. <br /> <br /> 2. That the project conform with Heritage Tree <br /> Ordinance requirements. <br /> <br /> 3. That all grading shall be done in accordance with <br /> the soils engineer recommendations- <br /> <br /> 4. That the designated haul route conform to the <br /> applicant's proposal to avoid occupied residential <br /> units and minimize truck traffic. Trucks use for <br /> hauling shall be covered during transit. <br /> <br /> 5. That the hours of operations for the grading be <br /> limited to 8:00 a.m. to 4:00 p.m. weekdays only. <br /> <br /> <br />
